Department prior to installing the gazebo if the variance is granted. Ms. Patton said the yard is
smaller and variance would be needed for any structure in the rear yard. She was concerned
about the lot coverage being almost double what is allowed. Mr. Allain considered the same
thing but thought a smaller structure would not accommodate very many people.
Mr. Papotto moved, seconded by Mr. Mackey, to approve the following variance for 21-
18974; Fadi Maalouf & Silivia Youssef; 23955 Maple Ridge Road:
1. A 16.48% variance for excessive rear yard lot coverage; code permits up to 20% (480
sq. ft. based on rear yard area of 2,400 sq. ft.), applicant shows 36.48% (876 sq. ft.),
Section 1135.05(B)(2).
Motion passed 4-0.
21-18998; Brigid Krane; 26933 Whitethorn Avenue
Representative: Brigid Krane, owner
Proposal consists of a new fence in the side and rear yard of a corner lot. Property is zoned B -
One Family Residence.
1. A 6 ft. variance for the setback of a fence in the side and rear yard of a corner lot; code
requires 20 ft., applicant shows 14 ft., Section 1135.02(D)(3).
Note: The proposed fence is a 6 ft. high solid wood fence.
The applicant proposes to install a six-foot high solid fence in the side and rear yard of the corner
lot. Fences at this height must be set back a minimum of 20 feet from the side lot line, the fence
is 14 feet from the lot line. Ms. Krane purchased the home more than three years ago and there
was a chain link fence. The blue line on the drawing shows the proposed fence following the side
of her home and going west. The variance requested would keep the fence where it is currently
and provide a little privacy since she is on a corner lot. Ms. Lieber pointed out that a limited
amount of the yard would be enclosed and it would not impede visibility of the neighbors. A
letter from Juleen Hunley at 5116 Whitethom Avenue was received in support of the variance
request. Mr. Allain thought the applicant met the minimal variance request while establishing the
hardship of her property.
Mr. Papotto moved, seconded by Mr. Mackey, to approve the following variance for 21-
18998; Brigid Krane; 26933 Whitethorn Avenue:
1.
