and the rest of the lot will be left as is. Mr. Papotto thought the proposal was an interesting use of <br />the property and appreciated trying to keep the family together. He thought a larger storage <br />building would be needed because of the size of the lot. Mr. Papotto was concerned about <br />potentially granting variances for a larger barn and having the site plan change such that the barn <br />was built closer to property lines. Mr. Fernandez said they are planning on changing the layout <br />and would like to move the barn north to make it less noticeable from the street and house and <br />rotating it so the doors face the rear of the property. They are also planning on reducing the <br />amount of concrete between the buildings. Discussion about including a minimum setback <br />distance for the barn in the motion. Applicant agreed to keep barn at least 50 feet from the <br />property lines. Ms. Lieber noted that if the barn is proposed closer to Stearns than the front of the <br />home, another variance for an accessory structure in the front yard would be required. Ms. Levoy <br />was in favor of having the minimum setback of 50 feet so the wetlands area would not be <br />impacted. Mr. Fernandez also plans on installing landscaping so the buildings will not be seen by <br />the neighbors as the seasons change. <br />Mr. Mackey moved, seconded by Mr. Rahm, to approve the following variances for 21- <br />19657; Elias & Sophia Fernandez; PPN 234-23-010 conditioned upon the accessory <br />structure being built no closer than 50 feet from the northern lot lines and in conformance <br />with the site plan: <br />1. A variance for a second dwelling on a parcel zoned One Family Residence; code does <br />not allow, Section 1135.01(A)(1). <br />2. A variance for an accessory storage building in the side yard; code does not allow, <br />Section 1135.02(C)(1). <br />3. A 1,300 sq. ft. variance for the size of a storage building; code allows 500 sq. ft.; <br />applicant shows 1,800 sq. ft., Section 1135.02(C)(2). <br />4. The current proposal <br />involves a building addition of approximately 1,090 square feet, which will expand the building <br />to the south.
