BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES FOR APRIL 3, 2023 <br />ROLL CALL <br />Mr. Papotto called the meeting to order at 7:02 p.m. in Council Chambers. <br />Present: Bob Papotto, Ralph Mackey, Dan Rahm, Suzie Patton, Michael Kovach <br />Staff. Director Upton, Building Coordinator Katie Seeley, Special Assistant to the Mayor, Chuck <br />Massarolo, Administrative Assistant Lyn Wilson <br />Director Upton introduced Lyn Wilson to the board as the new clerk. He also stated the second <br />item on the agenda 23-23804; the applicant requested this to be postponed to the next meeting <br />due to an unforeseen emergency. Those that were in attendance for that item were excused from <br />council chambers. <br />RESIDENTIAL APPEALS AND REQUESTS <br />23-23875; 26280 DUANE ROAD; KERMES, THOMAS AND KRISTIN <br />Proposal for a storage building. <br />The following variances are requested: <br />1. A 184 sq. ft. variance for the size of a storage building based on the lot size; code allows <br />up to 200 sq. ft., applicant shows 384 sq. ft., Section 1135.02(C)(2). <br />Proposed Storage Building: 16 ft. x 24 ft. x 10 ft. 10 in. H (384 sq. ft.) <br />Note: Lot is 25,079 sq. ft. <br />Representative: Thomas Kermes 26680 Duane Road. Ms. Seely gave the overview of the <br />variance to the board. Mr. Kermes explained why he was requesting the variance, He explained <br />that the old shed would be removed and the new shed would take its place, in approximately the <br />same spot. <br />Director Upton told the board that Mr. Kermes was before the Planning and Design Commission <br />for a lot split and consolidation, and explained the Mr. Kermes owned several of the parcels. <br />Mr. Mackey questioned the need for the variance. Mr. Kermes explained he wanted the shed to <br />store lawn equipment, tools and have a small workshop. More specifically he wanted it for a <br />riding lawn mower and a place to tinkier around in. He also explained that he wanted an <br />overhang to put tables under in order to have friends and family over. He found that Slavens <br />Building was able to do all requested under one roof. He stated that the interior would be 8'x16' <br />and the overhang would also be 8'x16'. Mr. Papotto asked what the actual shed portion enclosed <br />would be. Mr. Kermes explained the interior would be 8'x16' and the measurement for the roof <br />would be 16x24 sqft, therefor it would be about half shed and half overhang. Mr. Kermes also <br />explained that the builder builds the shed offsite and delivers it to the property and places it <br />where desired. <br />Ms. Patton expressed and initial concern regarding the size; however; had a better understanding <br />of the set up and changed her view. Mr. Mackey agreed with Ms. Patton, and also pointed out <br />that there wasn't a patio on the property and this request was favorable. Mr. Rahm also agreed <br />
