COMMERCIAL APPEALS AND REQUESTS <br />23-24623; Royalty Roofing; 25047 Lorain Road <br />Representative: Brian Miller; 25047 Lorain Road <br />Director Upton introduced this case proposed as new exterior front porch addition, new siding, <br />roofing, trim. The variance that was requested was a 33 -foot variance for building setback. The <br />code limits the building setback to 75 feet and the applicant requested 42 feet. <br />Mr. Miller explained to board members that Royalty Roofing has been out of Canton for 10 <br />years and wanted to expand to the Cleveland area. They purchased the property in North <br />Olmsted and wanted to remodel the building to showcase what they could offer to potential <br />clients and to improve the look of the building which would enhance the community. Mr. Upton <br />added that this building was already pre-existing, non -conforming and that the addition of the <br />front porch further encroached on the setback limit. He also stated that his department was in <br />favor of the project. Mr. Upton was asked by a board member to clarify if they were to do any <br />type of work, they would need to request a variance, and Mr. Upton responded yes, <br />Mr. Rahm made a motion; seconded by Mr. Kovach; to approve 23-24623; Royalty Roofing; <br />25047 Lorain Road. <br />Board members discussed and all agreed that the new remodel would definitely enhance the look <br />of the building and all were in favor. <br />Motion passed: 5-0 <br />23-24864; F&R Investment Group, LLC; 29271 Lorain Road <br />Representative: Jamel Jabr; 29271 Lorain Road <br />Mr. Upton described that the applicant was requesting a variance for a concrete patio and portico <br />in the front of the building. The code limits the front set -back to 50 feet; applicant requested a 10 <br />foot 5 -inch variance. <br />Mr. Jabr explained that this was a party center and he wanted to have a nice patio and portico for <br />people to take photos outside or relax while a party is happening. Ms. Seeley offered that the <br />building department has been issuing permits to the applicant for other work and that he has been <br />cooperative and they were in favor of the project. Mr. Upton also agreed with Ms. Seeley, stating <br />the new upgrade is needed and will look much nicer. Mr. Kovach asked the applicant about the <br />grease trap and the storm drain. Mr. Jabr replied that the grease trap will still remain in its current <br />location and that when they excavate for the patio, they will connect into the existing storm <br />drains, and tie in that way. <br />Mr. Rahm made a motion; seconded by Ms. Patton; to approve 23-24864; F&R Investment <br />Group, LLC; 29271 Lorain Road. <br />
