Ms. Lavelle also mentioned <br />complications related to the neighboring house n a corner property. with a driveway situated <br />along the back property line. The house behind them was initially owned the Kess's mother. and <br />the property had been divided at some point. The primary objective now was to rebuild the <br />garage and driveway. Mr. Kess added that the first and third variance requests were where the\, <br />planned to put the new garage which was the same line as the existing garage. Ms. Seeley <br />expressed that due to the small size of the lot they would need to apply for variances to make <br />improvements to garage; acknowledging that there was no way around it. <br />Mr. Rahm moved to approve 26061; Robert Kess; 3397 Columbia Road. seconded b\, Mr. <br />Kovach. <br />Board members discussed and reached a consensus. concurring with Ms. Seeley's observation <br />that variances would be required in any case. The unique nature of the lot was acknowledged. All <br />members expressed support for their support of the homeowner seeking to enhance their property <br />with this new structure. <br />Motion Passed: 5-0 <br />COMMERCIAL APPEALS AND REQUESTS <br />26006-P070-2; Discount Fashion Warehouse; 4698 Great Northern Blvd. <br />Representatives: Zachary Glazer property owner and Michael Holsman with Apex Pinnacle in <br />Cleveland. <br />Director Upton introduced this as a proposal of 157.44 square foot sign variance for primary <br />facade: Code permits 93 square feet. applicant requests 250.44 square feet. (Section 1 163.12 <br />table 1163.12-1) <br />Mr. Holsman pointed out that the submitted drawing illustrated well-proportioned signage in the <br />space. He compared it to the neighboring businesses. especially Value City Furniture and <br />highlighted that is would be a more uniform appearance. <br />Director Upton provided additional insights. noting that the Value City sign covered a significant <br />area of 197.5 square feet. The department favored the applicant's request. emphasizing the <br />substantial distance of about 220 feet between the sigh and the public right-of-way. Director <br />Upton highlighted the extensive space, including 15 rows of parking. two lanes. and boulevard <br />median. indicating that the building wasn't immediately adjacent to the street. mitigating <br />potential negative visual impacts. Additionally. he considered the total lineal footage of the <br />storefront. which. while 93 feet. was part of a massive plaza. Taking these factors into account. <br />the department supported the request. <br />Mr. Rahm moved to approve 26006-P070-2: Discount Fashion Warehouse: 4698 Great Northern <br />Blvd. seconded by Mr. Kovach. <br />
