The site will be accessed via existing Grace Road. <br />Variance approvals for building separation, parking area setback, and use variance for adjacent <br />property access were obtained by the Building and Zoning Board of Appeals. A favorable <br />recommendation to City Council was recommended. There were concerns <br />addressed previously about split zone areas and a proposed detention pond. Following <br />discussions with the law department, a use variance was required which was granted by BZBA in <br />November, along with two variances for the curb cuts on Dewey. Halleen Kia engaged with the <br />City regarding the Lorain Road Corridor Plan, agreeing to new design elements. City staff <br />reviewed all submissions and recommended approval, with a potential condition for an employee <br />entrance gate. <br />The law department commended the applicant for addressing zoning and driveway issues, as <br />well as engaging with the Commission on development considerations. The department <br />emphasized the importance of supporting local businesses particularly car dealerships, which arc <br />significant employers. The Commission's role was highlighted in reviewing traditional aspects <br />such as traffic circulation, buffering, and minimizing adverse impacts on neighboring residential <br />properties. <br />4 <br />
