BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES FOR DECEMBER 2, 2024 <br />ROLL CALL <br />Mr. Papotto called the meeting to order at 7:00 p.m. in Council Chambers. <br />Present: Bob Papotto, Ralph Mackey, Suzie Patton, Mike Kovach, <br />Staff. Building Coordinator Katie Seeley, Director Max Upton, Law Director Michael Gareau, <br />Administrative Assistant Lyn Wilson <br />MEETING MINUTES <br />The meeting minutes of October 7, 2024 were submitted for approval; all in favor none opposed. <br />RESIDENTIAL APPEALS AND REQUESTS <br />182-2024; John Stiver; 28206 Camelia Ln. <br />Representaive: John Stiver <br />A variance request was made for a new storage building. The applicant sought a 42 -square -foot <br />variance for the proposed building, which was 192 square feet, exceeding the 150 -square -foot <br />limit allowed by the code. The proposed shed measured 12 feet by 16 feet, and the lot size was <br />21,714 square feet. The existing shed had been removed, as shown in the aerial photo. The <br />applicant explained the need for a larger shed, as the old one was too small and outdated. City <br />staff noted that the applicant was close to meeting the 200 -square -foot limit and that shed <br />dimensions had become more common, though the city's codes had not been updated to reflect <br />this. The issue would likely be revisited after the master planning process next year. It was <br />confirmed that the previous shed was 8 by 12 feet, and the new shed would be pre -manufactured. <br />Mr. Kovach motioned to approve 182-2024; John Stiver; 28206 Camelia Lane; seconded by Ms. <br />Patton. <br />During the discussion, it was noted that the request was just below the threshold for a 200 - <br />square -foot shed, being only a few feet shy, making it seem like a reasonable request. The lot <br />size and configuration were considered standard, and the request was seen as small. It was <br />agreed that many applicants demonstrate a legitimate need for larger structures, and support for <br />the variance was expressed. <br />Motion passed: 4-0 <br />190-2024; Daniel Marguiles; 5308 Columbia Rd. <br />Representatives: Daniel Margulies, Michael Hodge, Mohammed Salem <br />
