V <br />demolished and used as an access road to a larger property. The current request included a 1 - <br />foot, 3 -inch variance for a sign's placement near the Grace Road right-of-way, with the applicant <br />showing 3.7 feet instead of the required 5 feet. Additionally, a 12.2 -foot variance was requested <br />from the north lot line, and a 72 -foot variance from the south lot line, where the code requires 75 <br />feet. <br />The applicant explained that the hardship stemmed from the narrow width of the entryway, <br />which limited where the sign could be placed for visibility. The requested location was the <br />closest point to the entryway, resulting in the 3 -foot setback. Staff had no additional comments, <br />and the project was acknowledged as unique due to the underlying zoning of the parcel. The sign <br />was not planned to be lit, and the applicant confirmed that they could likely move the sign back <br />slightly to conform. The sign was expected to be no taller than six feet. <br />Mr. Kovachmotioned to approve 170-2024; Bryan Peterson; 4912 Grace Rd.; seconded by Ms. <br />Patton. <br />During the discussion, it was noted that the requested sign placement made sense given the <br />constraints of the lot, including a 72 -foot gap between two sides and a water vault on the other <br />side. While there were concerns about the front setback, it was acknowledged that the only way <br />to avoid the variance would be to forgo the sign entirely, which was not a viable option. The lack <br />of lighting for the sign was seen as reducing potential impacts on neighboring homes. (Walmart) <br />Representative: Jordan Hexom <br />A variance request was made for the placement of generators at a Walmart, involving two <br />setbacks. The first requested a 20.83 -foot variance from the required 100 feet for the front <br />setback, while the second sought a 35.5 -foot variance from the required 75 feet for the rear <br />setback. The applicant explained that the property layout and technical constraints required <br />placing the generators in the northeast corner. The noise level, exhaust, fire controls, and <br />screening around the generators were addressed, with additional evergreen screening added to <br />the north. <br />The applicant provided detailed information, including the height of the generator in relation to <br />existing screening and noise levels, which were comparable to a vacuum cleaner. Concerns about <br />catastrophic failure were addressed, with the applicant assuring that such an event would not <br />pose a public safety risk. The generators would only operate for brief testing every six months. A <br />screening wall was planned around the generator, replacing the previously proposed chain-link <br />fence, following city staff s request for higher -quality materials. <br />Mr. Kovach motioned to approve 174-2024; Ravenvolt; 24801 Brookpark Rd.
