The need for a larger sign is due to the building's distance from Brook Park Road and Lorain, <br />making visibility difficult. <br />While the requested size might seem excessive, the directors noted that the building's distance <br />from the street and the surrounding parking field made the variance reasonable. They compared <br />it to other cases, such as Phoenix Movie Theaters, where large signs were necessary due to <br />similar conditions. The applicant's total request was for 161.8 square feet. <br />The reason for the larger sign was the building's setback from the park, and the sign was <br />proportional to the facade. Additionally, the applicant explained that Home Goods, as a sister <br />company to T.J. The size of the sign made sense in relation to the distance from the roadway. <br />Additionally, signage for various businesses in the shopping center already varies in size, with <br />some signs being two feet in height and up to four feet or more on certain facades. Therefore, the <br />proposed sign would not be inconsistent with the existing signage.
