The need for a larger sign is due to the building's distance from Brook Park Road and Lorain,
making visibility difficult.
While the requested size might seem excessive, the directors noted that the building's distance
from the street and the surrounding parking field made the variance reasonable. They compared
it to other cases, such as Phoenix Movie Theaters, where large signs were necessary due to
similar conditions. The board agreed that the size of the sign would not be out of character with
the surrounding area.
Mr. Kovach motioned to approve 193-2024; Kathy Clarke; 25953 Great Northern Shopping Ctr.
TJ Maxx; seconded by Ms. Patton.
The discussion acknowledged that the requested variance for the sign size appeared significant
on paper. However, considering the building's distance from the street and the need for visibility,
the larger sign size seemed reasonable. Members agreed with the points shared and had no
further comments to add.
Motion passed: 4-0
194-2024; Kathy Clarke; 25975 Great Northern Shopping Ctr. (HomeGoods)
Representive Kathy Clarke
The applicant requested a 73.68 square foot variance for the primary facade sign, as the code
limits the sign area to 88.12 square feet. The applicant's total request was for 161.8 square feet.
The reason for the larger sign was the building's setback from the park, and the sign was
proportional to the facade. Additionally, the applicant explained that Home Goods, as a sister
company to T.J. Maxx, follows a brand standard of a five-foot channel letter set.
Mr. Kovach motioned to approve 194-2024; Kathy Clarke; Great Northern Dhopping Ctr.
Homegoods; seconded by Ms. Patton.
During the discussion, it was noted that the building at 25975 Great Northern Shopping -Center
has a slightly bumped -out facade at the main entrance, making the proposed signage appealing
for the location. The size of the sign made sense in relation to the distance from the roadway.
Additionally, signage for various businesses in the shopping center already varies in size, with
some signs being two feet in height and up to four feet or more on certain facades. Therefore, the
proposed sign would not be inconsistent with the existing signage. It was also emphasized that
the business needs a sign to effectively advertise its location.
Motion passed: 4-0
195-2024; Kathy Clarke; 24910 Lorain Rd. (Spectrum)
Representive Kathy Clarke
5
