PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES OF MAY 28, 2025 <br />ROLL CALL <br />Mr. David called the meeting to order at 7:04 p.m. <br />Present: Tom David, Jose Leon, Brenton Mineo, Cary Peeples, Tony D'Alessandro <br />Staff. Director Max Upton, City Engineer Jeff Filarski, Director of Law Bryan O'Malley <br />Administrative Assistant Lyn Wilson <br />MEETING MINUTES <br />The meeting minutes of March 26, 2025, were submitted for approval; all in favor none opposed. <br />NEW BUSINESS <br />257-2025; 29000 Lorain Rd.; Rinis Bros. <br />The first agenda item was case 257-2025, regarding 29000 Lorain Rd. The proposal involved a <br />lot split as part of an ongoing process related to the Forest redevelopment. During land assembly, <br />it was discovered that a portion of the property —referred to as the "handle of the ax"—along <br />Stearns Rd. was owned by the Rini brothers. The City purchased this portion and initiated a lot <br />split to separate it from the main section ("the blade") for consolidation into the Forest property. <br />A comment was made noting that the proposal still required approval from the county surveyor. <br />The city would sign off once that approval was received. A map was also available to provide a <br />visual explanation of the earlier description. It was stated that, as long as the parcels met code — <br />which was assumed based on the reports —approval was recommended. <br />Mr. David made a motion to approve 257-2025, 29000 Lorain Rd., Rini Bros; seconded by Mr. <br />Leon. <br />Motion Passed: 4-0 <br />229-2025; 28963 Tudor Dr.; Drees Homes <br />Proposal consists of a lot consolidation. <br />The next agenda item was case 229-2025 for 28963 Tudor Dr., involving a lot consolidation for <br />Drees Homes. The proposal consolidated multiple parcels into one, with one portion remaining <br />with the City. A development plan from Weber Automotive was expected, following a prior <br />rezoning of the site. Weber's team had coordinated with engineers for the Forest development <br />regarding infrastructure. A future lot split and consolidation was anticipated to transfer that <br />portion to Weber Automotive. The case was pending county surveyor approval. It was noted that <br />the lots appeared to conform to zoning requirements, and approval was recommended based on <br />that review. <br />1 <br />
