BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES FOR JUNE 1, 2026, <br />ROLL CALL <br />Mr. Mackey called the meeting to order at 7:00 p.m. in Council Chambers. <br />Present: Neil Ammons, Ralph Mackey, Roxana Galateanu, Peggy Berry, Gretchen Schuler <br />Staff: Director Michiel Wackers, Building Coordinator Katie Seeley, Admin. Assistant Lyn <br />Wilson <br />MINUTES <br />The minutes of May 4, 2026; were submitted and approved as written. <br />RESIDENTIAL APPEALS AND REQUESTS <br />427-2026; James Hanobik; 6397 Barton Rd. <br />Case No. 427-2026, James Hanobik, 6397 Barton Road, was presented as a request for a 255 - <br />square -foot variance to allow private garage area in excess of the maximum permitted 750 square <br />feet and a variance to allow a detached garage in the front yard. The applicant explained that <br />drainage and flooding conditions in the rear yard made placement of a garage in a zoning - <br />compliant location impractical. The applicant provided testimony regarding standing water, <br />drainage concerns, and recommendations from contractors. Staff presented comments from the <br />City Engineer indicating support for the front -yard placement due to the drainage issues <br />observed on the property. Board members discussed the applicant's need for additional storage <br />space, the drainage conditions, and the proposed location. The Board found that a practical <br />difficulty existed and approved the variances. <br />Mr. Ammons made a motion to approve case 427-2026; James Hanobik; 6397 Barton Rd.; <br />seconded by Ms. Galateanu. <br />Motion passed: 5-0. <br />430-2026; Arianna Cardella; 24731 Fawn Dr. <br />Case No. 430-2026, Ariana Cardella, 24731 Fawn Drive, was presented as a request to enlarge a <br />nonconforming dwelling, permit decks in the side and front yards, and allow a reduced setback <br />for a deck on a corner lot. Staff explained that the property was a nonconforming corner lot with <br />limited options for exterior improvements due to existing setback requirements. Staff and the <br />Planning Director noted that the configuration of the lot created a hardship and that nearly any <br />
