Case No. 450-2026, Martin Dulellari, 6034 Somerset Drive, was presented as a request for a 10 - <br />foot variance to allow a six -foot -high privacy fence to be located 10 feet from the side lot line of <br />a corner lot where code required a 20 -foot setback. Staff noted that a similar request had <br />previously been denied when the proposed setback was only five feet. The applicant explained <br />that the fence would improve privacy, security, and enjoyment of the rear yard. Board members <br />discussed visibility concerns, utility easements, nearby trees, and the unique challenges <br />associated with corner lots. The applicant <br />explained that the additional signage was necessary due to the building's setback from Great <br />Northern Boulevard and the length of the business name. Staff noted that similar variances had <br />been granted for large commercial buildings along the corridor due to visibility concerns. The <br />Board considered each variance separately and discussed the need for adequate identification of <br />the business from the roadway.
