BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES FOR DECEMBER 1, 2025 <br />ROLL CALL <br />Mr. Papotto called the meeting to order at 7:00 p.m. in Council Chambers. <br />Present: Bob Papotto, Neil Ammons, Ralph Mackey <br />Absent: Roxana Galateanu <br />Staff: Director Max Upton, Building Coordinator Katie Seeley, Law Director Michael Gareau, <br />Administrative Assistant Lyn Wilson <br />Prior to the start of the meeting, it was noted that all board members had viewed the properties <br />involved and that each case would be decided solely on its own circumstances, with three <br />affirmative votes required for approval. Due to one absence and one vacancy, only three <br />members were present, meaning unanimous approval was required for any case heard that <br />evening. Applicants were advised they could request to have their cases tabled to a future <br />meeting with more members present. Two applicants requested to be tabled, and the cases at <br />5854 Stearns Road and 5398 Columbia Road were scheduled to be continued to the next <br />meeting. <br />RESIDENTIAL APPEALS AND REQUESTS <br />343-2025; Steven Gombach; 6418 Surrey Dr. <br />The board heard a request for a variance to allow a 192 -square -foot storage shed at 6418 Surrey <br />Drive, exceeding the 150 -square -foot limit by 42 square feet. The applicant explained the need <br />for additional storage related to business equipment, recreational items, and household use, <br />noting the shed would not be visible from the street due to landscaping and fencing. City staff <br />indicated the request was minimal and raised no concerns, and it was noted that similar shed size <br />variances were common and under review as part of a future zoning code audit. No questions <br />were raised by board members. <br />Mr. Mackey made a motion to approve the requested variance; seconded by Mr.Ammons. <br />Motion Passed: 3-0 <br />349-2025; Erika Papp; 4944 Hampton Dr. <br />The board heard Case 349-2025 regarding multiple variance requests for a storage shed and a <br />chicken coop at 4944 Hampton Drive, including setbacks, height, area, and rear yard lot <br />coverage. The applicant explained the structures were placed on existing concrete pads, were <br />intended to properly house chickens, and were installed without permits based on contractor <br />1 <br />
