MINUTES - MARCH 22, 1988. <br />I. ROLL CALL: <br />Chairman Morgan called the meeting to order at 8:25 p.m. <br />Present: M. Betts, R. Bierman, B. Gorris, J. Thomas, E. Traczyk, and <br />T. Morgan. . <br />Also Fresent: Assistant Law Director J. Dubelko, Building Commissioner <br />• C. Conway, Consulting City Engineer T. Boyer, and Clerk of <br />Commissions B. Oring. <br />II. REVIEW AND.CORRECTION OF MTNUTES: ' <br />M. Betts moved to approve the minutes.:of the North Olmsted Pianning Commis- <br />sion meeting dated March 8,.1988 as submitted, seconded by J. Thomas, and <br />unanimously approve.d.. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) Lauren Hill P1aza,.24106 Lorain Road . <br />Proposal.to construct shopping center. (Variance granted by the Boarcl <br />of Zoning Appeals. January.6, :1988). Heard by Architectural Board of Review March 16, 1988. Mr. Seaman, ;architect., .presented. revised plans reflecting the recommenda- <br />' tions' of''theAr'chitectural, Board'?of'Review: 1) the §ix foot.board on board fefice will be eontinuous along the riorth side of the fire access <br />drive arid>they'will,request a variance if it is.necessary (at this'point' <br />Assistant.Law Director,I)Dubelko advised that the Building Commissioner <br />determined that since:the fence runs along between residential and - <br />commercial property a:variance.would not_.tbe required); dumpster-on the-_ <br />. east side of the property will,,be enclosed; six 15 foot high pole. lights'. <br />will be installed on,:the.northern edge:of•: the fire access drive so the <br />light will.be directed:;taward-the building (this is not shown on the plan as yet); block on. the rear wall will be integrally colored; re- <br />garding the screening.,`of the;'`mechanical'.units, they have.revised tHe . <br />end wall ori the soutH:=sa that`'it-will be 20 feet above the-finished <br />floor in order to.screen the;mechanical units, but the north and west <br />walls have not been-revised?since these units will be.at least 100 feet <br />minimum from the residential;?;property line, are..the?size.of -a.residential <br />. unit 00 iriches high.„on a:T4?'inch curb) . and they beleive the existing <br />.-vegetation ?wi1T be s.ufficient`-:screening. ,' ?Mr':-: Thomas stated that the <br />screen in the rear was as-much for sound as°for sight.
