<br />MINUTES - APRIL 6, 1988
<br />Chairman Re;,unel called the meeting to order at 7:40 p.m.
<br />Present: R. Bugala, R. Gomersall, B. Grace, J. Helon, and C. Remmel
<br />Also Present: Assistant Law Director Dubelko, Building Commissioner Conway,
<br />and Clerk of Commissions Oring.
<br />R. Bugala moved to approve the minutes of March 2; 1988 as t_yped, seconded bv
<br />B. Grace, and unanimously approved.
<br />House of Lamps and Shade Shop, 26800 Lorain Road
<br />Request for variance (1123.12). Request 145 sq. ft, variance for total sign
<br />area. Violation of Ord. 87-93, Section 1163.06(d). Also request 3 foot set
<br />back variance for location of pole sign. Violation of Ord. 87-93, Section
<br />1163(f)4. (Continued from meeting of March 2, 1988).
<br />Chairman Remmel called all interested parties before the Board. The oath was
<br />administered to Mr, LaBoda and B. Fletcher., sign contractor, who explained.
<br />that the House of Lamps sign was existing, they had applied for a permit and
<br />were given a verbal oka_y, but they never paid for it since they were advised
<br />that the fees were being lowered. A permit was ob.tained for the Shade ShoD
<br />sign. Some faces on the existing non-conforming pole sign are to be changed.
<br />Building Commissioner Conway explained that prior to his coming to the City,
<br />it was a mistaken impression that if the faces were changed, it was not
<br />considered altering a sign, but it is his interpretation that if a different
<br />panel is being installed,the sign is being altered and a variance must be
<br />obtained for a non-conforming sign. He explained that this pole sign conforms
<br />to size, but not location, the total sign area of all the signs exceeds the
<br />code restrictions, that they would only ,be allowed 135 square foot of signage
<br />after the 100 square feet is subtracted for the pole sign, there-would'onlv
<br />35 square feet of signage Teft.foY.wall signs. 'Mr. Remmel stated that.moving a
<br />nole sign could be difficult and this business does have a great deal of
<br />competition. Mr. Gomersall nointed out that the Board has previously granted
<br />other such variances, R. Bugala moved to grant the 145 square foot variance for
<br />total sign area for House of Lamps and Shade Shop, seconded by B. Grace, and
<br />unanimously approved. C. Remmel moved to grant the 3 fo.ot set-back variance
<br />for the pole sign, seconded by B. Grace. Roll call on motion: Remmel, Grace,
<br />Bugala, and Helon, _yes. Mr. Gomersall, no. Motion carried. Variances-granted.

<br />Re: Lauren Hiil Plaza, 24106 Lorain Road
<br />Anpealing decision of Building Official (Ord. 87-93, Section 1123.07) that
<br />Bentley Drive is not an intersecting street and driveway on opnosite side of
<br />Lorain Road does conform to Ord. 87-93, Section 1161.09(a).
<br />Chairman Remmel advised that he had received letters from: B. Votaw, J. L.
<br />Gruska, Mr. and Mrs, Ellison, Mr. and Mrs. Shramek, W. Zanders, and M. Zelnicek.
<br />These letters have been read and will be made part of the file. All interested
<br />, parties were called before the Board. The oath was administered to: D. Pattison,
<br />President of Council J. Saringer; adjacent residents, Mr. and Mrs. Terry,
<br />Mr. and Mrs. Mingee, Mr. and Mrs. Di11on, P4r. and Mrs. Zelnick, P4r. Votaw,
