CITY OF NORTH pLMSTED <br />ARCHITECTURAL BOARD OF REVIEW <br />MTNUTES - JANUARY 18, 1989 <br />I. ROLL CALL: <br />Chairwoman Case called the meeting to order at 5:00 p.m. <br />Present: M. Case, T. Gallagher, and B. Zergott <br />Also Present: Clerk o£ Commissions B. Oring <br />II. REVIEW AND CORRECTION Ok' MINUTES: <br />Review of minutes was deferred until later in the meeting. <br />III. SIGNS: <br />No items. <br />IV. OLD BUSINESIS;: <br />No items. <br />V. NEW BUSINESSt <br />1) Bentley Coe Plaza, south side of Lorain Road between Coe Avenue <br />and Bentley Drive. <br />Proposal to construct shopping center. <br />Referred by Planning Commission January 10, 1989. <br />P4r. Mahler, architect, and Mr. Frank, developer, presented color rendering <br />and explained that building will be Bowersten Shale brick (Chocolate R.T., <br />utility); sign facia will be a beige or off white dryvit-like material <br />(acconoplast 395); asphalt shingle roof will be chocolate brown; metal <br />coping will be dark brown; and windows wi11 be clear glass with duronotic <br />brown frames, Mr. Mahler explained that the mechanical equipment is <br />approximately 4 feet high, will be placed behind the mansard, about 1/3 <br />back from the front of the roof and will not be visible from the properties <br />to the rear. The dumpster will be enclosed with a wolmanized, 6 foot high <br />board on board fence (re--enforced with metal which would not be visible), <br />and Mr. Fr.ank explained that it could be stained to match the building <br />after it had been installed for a year, Mr. Zergott stated that he had <br />no problems with the landscape plan, and noted that some parking spaces <br />had been removed to include a larger turning radius and a 4 foot land- <br />scaped buffer is to be included in front of the board on board fence <br />in the parking area. He pointed out that some of the sidewalk was in <br />bad condition and would have to be replaced. B. Zergott moved to accept <br />either plan A la or A-lb and the landscape plan as shown on A-2 as pre- <br />sented with the stipulation that the dumpster enclosure be stained within <br />a year after construction so that it blends in more with the building, <br />and with the recommendation that the Engineering Department look into <br />the sidewalk, seconded by M. Case, and unanimously approved. <br />2) McDonald's Restaurant, 27322 Lorain Road <br />Revised proposal to construct new building and revised site plan. <br />Heard by Board of Zoning Appeals January 4, 1989. <br />Referred by Planning Commission January 10, 1989.
