ROLL CALL: <br />Chairman Gorris called the meeting to order at 8:05 p.m. <br />Present: R. Bowen, M. Hughes, L. Orlowski, A. Skoulis, J. Thomas and <br />B. Gorris <br />Absent: T. Morgan <br />Also Present: Assistant Law Director Dubelko, City Engineer Deichmann, <br />Building Commissioner Conway, substitute Clerk of Commissions <br />Wingenfeld, and Clerk of Commissions Oring. <br />II. REVIEnT AND CORRECTION OF MINUTES: <br />Chairman Gorris advised that the review of the minutes of October 6, 1991 <br />would be deferred until the next meeting. <br />III. BUILDING DEPARTMENTT REQUESTS: (Heard tmder Section IV. Item 1). <br />1) View Point at North Olmsted Golf Course, located west off Canterbury Road and <br />south of Butternut Ridge Road and I-480. <br />Proposal to construct cluster homes. <br />Tabled at Planning Commission meeting of October 8, 1990. <br />Heard by Architectural Review Board October 16, 1991. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) View Point at North Olmsted Golf Course Rezoning Request. <br />The proposal is to rezone North Olmsted Golf Course, located west off Canterbury <br />Road and south of Butternut Ridge Road and I-480, from an existing zone of "A" <br />Residence, Single, entirely, to a proposed zone of Single Family Cluster. <br />Tabled at Planning Commission meeting of October 8, 1991. <br />Mr. Bower, Shore West Construction, explained that at the last meeting they <br />presented a revised entry way plan with a single entrance off Canterbury Road <br />into hoth the Vista and Golf Home areas, and the golf course. In response to the <br />Commission's request for second entrances in the upper Vista Home units, they <br />have added a stairway from the decks on units "A" and "B", (the lower unit "C" <br />had two entrances originally). In reference to to the Comnission's request that <br />the area of the Vista tmits be enlarged so that unit "C" had 1,500 square feet <br />and the two upstairs units had a total of 2,600 square feet (it was not required <br />that they be equal in size), several changes have been made. In the "B" unit the <br />foyer area has been opened up and square footage has been added to increase the <br />area from 1,275 to 1,360 square feet. In the "A" tmit the kitchen area was <br />enlarged (two alternate plans are being offered) which will increase the area <br />from 1,070 to 1,214 square feet, thus the downstairs unit "C" has been enlarged <br />from 1,355 to 1,394 square feet. Mr. Bower estimated that they would loose 3 <br />Vista Home units, and he doubts that they can increase the price of the tmits in <br />order to make up for the increased cost of these changes. Mr. Gorris was <br />satisfied with these changes. It was clarified that that there would be 3.8 units <br />per acre, not 2.65 as stated in the rough draft of the Architectural Review Board <br />minutes. The Architectural Board does want to see the proposal again because <br />there was some concern about the color scheme. Mr. Skoulis believed that the <br />developer had made considerable progress with the proposal. He explained that <br />originally he had many problems with the proposal because it did not meet the <br />code in many areas. He has discussed this with several other people and has <br />1
