? , • , <br />CITY OF NORTH OLMSTED <br />PLANNING CONINBSSION <br />MINUTES-MAY 12f 1992 <br />I. ROLL CALL: <br />Vice Chairman Orlowski called the meeting to order at 7:40 p.m. <br />Present: A. Skoulis, J. Thomas, R. Tallon, and L. Orlowski <br />Absent: R. Bowen, T. Morgan, and B. Gorris <br />Also Present: Assistant City Law Director Dubelko, City Engineer Deichmann, <br />Building Commissioner Conway, and Clerk of Commissions Oring. <br />I I. REVIEnT AND CORRECTION OF MINUTES : <br />J. Thomas moved to defer the approval of the last Planning Commission minutes <br />until the end of the meeting, seconded by R. Tallon, and unanimously approved. <br />Vice-Chairman Orlowski advised that item 2 of New Developments and Subdivisions <br />would be heard firsto <br />2) Yehlik and Heritage Property Split and Assembly Plat. (Heard at this point) <br />The proposal is to split off part of the rear portion of Permanent Parcel No. <br />232-29-11, which fronts on Canterbury road, and join it to Permanent Parcel No. <br />232-29-26 which abuts, and which fronts on Shelley Drive. Zoning is "A" <br />Residence, Single, entirely. <br />Mrs. Heritage, owner of the lot facing Shelley Drive, explained that they are <br />trying to buy parcel B which will be split off from a lot facing Canterbury Road <br />and attach it to their property. City Engineer Deichmann explained that after the <br />subdivision and assembly both lots would still be conforming in frontage and <br />area. The proposal was explained to Mr. Miller, a resident of Canterbury Road, <br />who was concerned a house could be built on this property. It was explained that <br />there was not enough room to do that, and it was also noted that there was a <br />swale in the reax which had to be kept open. J. Thomas moved to approve the <br />proposal to split off part of the rear portion of permanent parcel rYUmber <br />232-29-11 and join it to Permanent Parcel no. 232-29-26 on Shelley Drive, <br />seconded by J. Tallon, and unanimously approved, <br />III. BUILDING DEPARTMIINT REQUESTS: <br />1) Habitat, 4687 Great Northern Boulevard. <br />Proposal for exterior renovation to a unit in an existing shopping center. <br />Heard by Board of Zoning Appeals on April 1, 1992. <br />Mr. Shepherd, representing Habitat, presented a colored rendering and advised <br />that they wish to change the material and raise the center portion of the facade <br />of the.building. He presented a sample of the Dri-vit material to be used on the <br />mansard and pictures of the existing building. He advised this drawing represents <br />the revisinns requested by the Board of Zoning Appeals and the proportions would <br />be correct. He clarified that only their portion of the buildi.ng would be changed <br />since the renovations are being done by Habitat. This was formerly Waterbed City, <br />but he does not lmow how many store fronts tliis unit had been originally. He <br />maintained that this is similar to the Rini's store where one portion of the <br />mansard has been painted white and the rest is brown. He believed that this <br />renovation would improve and upgrade the shopping center and inspire other <br />tenants to follow suit. The company is trying to gain some identity in the areae <br />Mr. Thomas stated that most businesses would prefer to have the biggest sign in <br />the center.
