ROLL CAI,L : <br />Chairman Gorris called the meeting to order at 7:13 p.m. <br />Present: T. Morgan, L. Orlowski, A. Skoulis, R. Tallon, J. Thomas, and B. Gorris <br />Absent: R. Bowen <br />Also Present: Assistant Law Director Dubelko, City Engineer Deichmann, Building <br />Commissioner Conway, and Substitute Clerk of Commissions <br />Wingenfeld. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />Review and corrections of the minutes of April 14, 1992 were deferred. <br />III. BUILDING DEPAR'IlMENT REQUESTS : <br />1) Moen Corporate Headquarters, located an the west side of Great Northern Boulevard <br />South of I-480. <br />Proposal to construct three story office building. <br />T1r. Berryhill, representing Developers Diversified, owners of the property, <br />explained that the architect, Mr. Cocco, and Mr. Neff, engineer, would be <br />presenting the architectural and site plans. He further advised that their <br />contract with the Moen Corporation has stipulated that the City accept the <br />dedication of the 60 foot right of way (Moen Drive) coming off Great Northern <br />Boulevard into the development (with a proposed access into the remaining parcel <br />"A") this road and its landscaping will conform?to City specifications. Mr. Cocco <br />explained that the 141,000 square foot building will have three stories and a <br />partial lower level with approximately 18,000 square feet, on 11.3 acres on the <br />northerly portion of the Developer Diversified's property extending to the <br />multi-family development that is now under construction. This property (under a <br />court judgement entry) was to be used for office/hotel. The lane configuration <br />shown on the plan was based on recomnendations in the traffic study:by Traff-Pro <br />Traffic ConsUltants previously presented by Developers Diversified. The main <br />entrance will be off Moen Drive and there will be a service drive to the rear <br />recessed loading facility, which is also the location of the screened enclosures <br />for the transformers. The exterior materials of the building will be a terra <br />cotta granite and blue reflective glass. The roof top equipment will be screened <br />with painted metal finished panels. A wall sign with the logo and identification <br />of Moen will be located on the north elevation (facing I-480). A coordinated <br />signage package is planned with a ground sign with landscaping at the boulevard <br />entrance identifyi:ng the entire office park; and a ground sign identifying Moen <br />will be located at the entrance to their parking lot. A standard signage system <br />will be consistent throughout the office park tasing a granite material similar to <br />that of the building. A storm retention system has been presented to the City. In <br />response to questions, he explained that there will be roughly 350 employees, 461 <br />actual parking spaces will be installed with 36 spaces landbanked to accotrnnodate <br />future growth projections for the building (expansion space will be built into <br />the building); the parking with landscaped buffers will conform to code. It was <br />clarified that there are about 350 feet from Moen Drive to the I-480 exit ramp, <br />and at the recomendation of the traffic consultants, a de-acceleration right <br />turn lane is proposed into Moen drive.
