a <br />CITY.OF NORTH OLMSTED <br />BOARD OF ZOlVING APPEALS <br />MINUTES--DECIIKBER l, 1993 <br />Chairman Gomersall called the meeting to order at 7:40 p.m. <br />Present: B. Grace, T. Koberna, J. Maloney, and R. Gomersall. <br />Absent: W. Purper. <br />Also Present: Law Director Gareau and Clerk of Commissions Oring. <br />B. Grace moved to approve the minutes of the Board of Zoning Appeals meeting on <br />November 4, 1993, seconded by T. Koberna, and unanimously approved. <br />Chairman Gomersall advised those present that the board members had viewed the <br />premises involved in each case and that 3 affirmative votes would be required for <br />approval. Each case would be judged`an the physical situation peculiar to itself <br />so that in now way is a judgement rendered considered to be a general policy <br />judgement affecting properties and like situations elsewhere. <br />Chuck E. Cheese, 26108-22 Great Northern Shopping Center. <br />Request for variance (1123.12). Request variance to have 3rd building <br />sign on unit (one allowed). Also request 96 square foot variance for <br />total sign area allowed on a business tmit. Violation. of Ord. 90-125, <br />Sections 1163.12 and 1163.11-(c). (Tabled at meeting of 11/4/93). <br />Chairman Gomersall called a11 interested parties before the board. The oath was <br />administered to Mr. Don, representing Chuck E. Cheese, and Mr. Wagner, sign <br />contractor. Mr. Gomersall explained that the members were upset. because no <br />representative of the restaurant had never appeared when a variance was <br />requested. He further noted that a previous variance was granted for a sign <br />facing Brookpark Road and later it was discovered that that sign was supposed to <br />be on the opposite side of the building, not on the Brookpark side. Mr. Don <br />stated that the corporate office decided that it would be better to have the sign <br />on the shopping center side i.nstead of on the Brookpark side. Mr. Gomersall <br />objected because the board approved it on one side and they installed it on <br />another. Mr. Don explained that the sign facing the shopping center was needed, <br />and now the budget would allow another sign, they_would like one on the Brookpark <br />side. Mr. Gomersall believed that they took it upon themselves to put the sign on <br />another side. It was clarified that the Building Commissioner had advised the <br />board that they wanted to install the sign an the opposite wall. Mr. Gomersall <br />explained that the board would prefer to see an entire sign package, not one sign <br />at a time, so that they can work with them to reduce the size of the signs in <br />order to get additional wall signs. r1r. Grace would like the board to ask the <br />Building Commissioner to send a letter of censure to the sign contractor who was <br />responsible for moving the sign from the approved location. Law Director Gareau <br />stated that this would be up to the Building Commissioner. Mr. Wagner stated that <br />he had called the sign inspector to ask about changirg the location and, after he <br />checked with someone, he told him that the sign could be installed on the other <br />side. J. Maloney moved to grant the request of Chuck E. Cheese, 26108-22 Great <br />Northern Shopping Center, for a variance to have 3rd building sign on unit (one <br />allowed) and also to grant 96 square foot variance for total sign area allowed on <br />a business unit with the request that the Building Commissioner investigate the <br />possibility of issuing a letter to the sign contractor, seconded by R. Gomersall, <br />and unanimously approved. Variance granted. <br />1
