<br />CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPFAT S <br />MINUTES-OCTOBER 6, 1993 <br />Chairman Gomersall called the meeting to order at 7:30 p.m. <br />Present: B. Grace, J. Maloney, W. Purper, and R. Gomersall. <br />Absent: T. Koberna. <br />Chairman Gomersall advised those present that the board members had viewed the <br />premises involved in each case and 3 affirmative votes are required for approval. <br />Each case will be judged on the physical situa.tion peculiar to itself and in no <br />way is any judgement rendered considered to be a general policy judgement <br />affecting properties and like situations elsewhere. <br />W. Purper moved to approve the minutes of the September l, 1993 meeting, seconded <br />by B. Grace, and Lmanimously approved. . <br />1. Eyeglass Factory/Harmon Glass (Rini Realty), 25766 Lorain Road. <br />Request for variance (1123.12). Request 30 foot set back variance for front <br />setback and 16 foot side yard variance. Violations of Ord. 90-125, Sections <br />1139.07 and 1139.08. Also request special permit to alter non-conforming <br />building. Special permit required Ord. 90- 125, Section 1165.02(b)-1. <br />Referred by Planning Connnission September 14, 1993. <br />Chairman Gomersall called all interested parties before the board. The oath was <br />administered to Mr. Acciarri, architect, representing the owners, Rini Realtym He <br />presented a break down of the variances requested; when the building was <br />constructed there was a required 50 foot setback off Lorain Road and a required <br />25 foot setback off Ranchview; the building was constructed with a 46 foot <br />setback off Lorain and a 35 foot setback off Ranchview. Under the new code 75 <br />feet are required off Lorain and 50 feet off Ranchview. They are adding a mansard <br />roof onto the building which will extend out further than the existing canopy <br />which is non-conforming also. They are planning to add some landscaping an the <br />southwest corner where the existing ground sign is located. He presented a <br />drawing of the mansard showing the setbacks. The members had no objection to the <br />request. J. Maloney moved to grant the request of Eyeglass Factory/Harmon Glass <br />(Rini Realty) 25766 Lorain Road, a 30 foot setback variance for front setback and <br />16 foot side yard variance and also to grant a special permit to alter a <br />non-conforming building, seconded by W. Purper, and unanimously approved. <br />Variance arxi special permit granted. <br />2. Canterbury Animal Hospital (Dr. Kundu), 26135 Lorain Road. <br />Request for variance (1123e12). Request 5 foot variance for side yard landscape <br />buffer on the east side and 7 foot variance for landscape buffer on the west <br />side. Also request variance to have 1 parking space in the 20 foot front <br />landscape buffer. Violations of Ord. 90=125, Sections 1139.05, 1139.07, and <br />1139.08(e)3. Also request special permit to alter a non-conforming building. <br />Special permit required Ord. 90-125, Section 1165.02(b)-1. <br />Referred by Planning Coirnnission September 14, 1993. . <br />Chairman Gomersall called all interested parties before the board. The oath was <br />administered to Dr. Kundu, owner, and Mr. Burik, architect, who presented a <br />photograph of the existing residential structure and explained that they will be <br />turning this into a veterinarian clinic. The existing house is non-conforming on <br />the east side and since an 18 foot drive is required on the west side to the rear <br />parking area there will be no room for the 10 foot landscape buffer.
