Property Located on Brookpark Road, east of the Westbury <br />Apartments and west of Colebrook and Clareshire Condominiums. <br />Proposal to construct <br />Referred from Council <br />Previous proposal for <br />until further notice. <br />Continued from meeting <br />building. <br />January 4, 1994 tmder Sections 1149.07(a) and 1149.08(a). <br />a building on the Sherwin Williams property has been tabled <br />of January 11th, due to a lack of a quorum. <br />Mr. Newberry, engineer, explained that a revised drawing was submitted last <br />Friday which allows for easier circulation of trucks coming into the site than <br />the previo-us one did. He introduced Mr. Bingham, Wal-Mart's real estate <br />representative for this region, who gave a brief introductory presentation. He <br />explained that Wal-Mart had made a corporate entrepreneurial decision to seek a <br />location in the city of North Olmsted for the trade area in this part of the <br />general metro area. He stated that this new location was the result of the <br />concern of the immediate surrounding property owners regarding traffic at the <br />?previoL.s site and they were asked at that time to look at other sites. With the <br />help of the administration, they reviewed other locations and if they can get a <br />pronpt, innnediate approval to proceed with this location it would be in the best <br />interest of the city and Wal-Mart. They are prepared to withdraw the application <br />for the former location but have not as yet. The access to this location with the <br />proximity to I-480 and the access off Great Northern will enable the traffic to <br />access the property directly. The former location had only 2-lane roads on three <br />sides and a 4 lane road with no right-of-way to add any off site improvements. <br />This property has access from Brookpark Road, Country Club Boulevard, and Great <br />Northern all 4 lane roads and Brookpark has sufficient right of way to put in <br />turnirg lanes and a traffic signal which would be midpoint between the signal at <br />Great Northern and the light on Brookpark thus alleviating traffic congestion, <br />particularly i.n off-peak hours. A major median break will line up with the drive <br />aisle in front of the store to facilitate ingress and egress, as we11 as an <br />additional curb cut for a right in and right out only access. The access off <br />Country Club Boulevard will be the principal entrance for the truck traffic and <br />there is also a shared access onto Great Northern and another with the Corporate <br />Center onto Country Club. They have specifically placed this facility to take <br />into account the concerns of the adjacent property owners and uses. They are <br />`. <br />---?-? <br />?,i
