CITY OF NORTH OLMSTID <br />PLANNING COMMISSION <br />MINUTES-FEBRUARY 22, 1994 <br />I. ROLL CALL: <br />Chairman Gorris called the meeting to order at 7:40. <br />Present: D. Alston, P. Miller, L. Orlowski, K. 0'Rourke, and B. Gorris. <br />Absent: R. Tallon and J. Thomas. <br />Also Present: Assisu?qt Law Director Dubelko, City Engineer Deichmann, Buildi.ng <br />Cor=issioner Conway, and Clerk of Comissions Oring. <br />II. REVIEW A1?3 CORRECTIOIQ OF 11INUTES : <br />P. ?ti_ller moved to approve the minutes of February 8, 1994 as submitted, <br />seconded by L. Orlowski, and Unanimously approved. <br />II I. BUILDING DEPARTPMqT REQUESTS : <br />1) Bennet Dover Home Remodelers, 29341 Lorain Road. <br />Proposal to convert existing dwelling into a sales office including the <br />constructian of an addition to thp rear of the buildingm <br />Heard by Board of Zoning Appeals January 19, 1994. <br />Heard by Architectural Review Board 2/16/94. <br />Building Commissioner Conway presented revised engineering plans that had just <br />received this evening. The original site plan was incorrect in that one property <br />line was measured incorrectly so there is 40 foot less depth than originally <br />shosan. The rear paxking had to be re-arranged but it still conforms to code and <br />the Qunpster enclosure has been reduced in size. The entire lot is zoned General <br />Retail. Orr explained that the existing house and additions will be the sarie, <br />but the elevations had to be adjusted somewhat. Tha parking still conforms to <br />code. NIr. Orr explained that only one small ma.ple tree will be removed in the <br />driveway, but they have arrange everything else around the trees and will be <br />saving two oak trees where the steps come down and an oak tree in the front and <br />one pine was removed from in front of the garage. In response to Mr. Orlowski's <br />question, Mr. Conway advised that there is just a little more than 20 feet from <br />the handicapped parking space to the front driveway. Mr. Orr presented a cut of <br />the light fixture that he will be using and explained that the poles will be no <br />higher than 12 feet with a 250 watt light which will be directed down N-rith <br />reflectors an the side. He explained to Mr. N`?iller that the existing drive is 9 <br />feet «ide and will be widened to 17 foot, and since 18 foot is required he <br />received a 1 foot variance from the Board of Zoning Appeals. The members had no <br />further questions. B. Gorris moved to accept the Bennet Dover Home Rer.iodelers' <br />proposal to convert existing dwelling at 29341 Lorain Road into a sales office <br />including the construction of an addition to the rear of the building and <br />incorporating the reconnnendations of the Architectural Review Board regarding the <br />height of the light poles and including the eolors subi;litted to the A.R.B., <br />seconded by K. 0'Rourke, and unanimously approved. <br />IV. 104 DEVELOPMEN`iS AND SUBDIVISIONS: <br />No items. <br />, CO?RiUNICATIONS : <br />'I`he members received a copy of a legal opinion sent to 14ayor Boyle from Law <br />Director Gareau concerning nursing home zoning.
