ROLL CALL: ` <br />Chairmau Gorris called the meeting to order at 7:40 p.m. <br />Present: P. Miller, L. Orlowski, K O'Rourke, R. Tallon, J. Thomas, and B. Gorris. <br />Absent: D. Cameron-Alston <br />Also Present: Assistant Law Director Dubelko, City Engineer Deichmaun, Building Commissioner <br />Conway and Clerk of Commissions Oring. <br />II REVIEW AND CORRECTION OF MINU'1`ES: : <br />J. Thomas in.oved to accept the mimutes of Ju1y 12, 1994, seconded by P. Miller, and unavimously <br />approved. <br />III. BUII,DING DEPARTMENT REQUESTS: <br />1) Boston Chicken, 26440 Lorain Road. <br />Proposal to construct building and co-develop with the adjacent building to the east. <br />Heard by Board of Zoning Appeals on July 7, 1994. <br />Heard by Architectural Board of Review July 20, 1994. . <br />Mr. Landru and Mr. Krekus, representing Boston Chicken, explained revised plans. At the <br />suggestion of the Arclutectural Iteview Board, the trash enclosures in the rear will be relocated <br />from the uortheast corner to the northwest side of the building with the gates facing to the east <br />instead of to the north to allow access for the trucks. The enclosure will still be constructed with <br />the same material as the building. He explained that there will be seven new light poles on the <br />property aud the rear lights will be on a timer in order to turn them off so at closing with the side <br />lights left on for security. The Architectural Board had requested that all the lettering on the <br />awuuig be removed and because the awning can not be intemally illuminated, it will be illuminated <br />fiom above with gooseneck lights. He also presented a new landscape plan with landscape areas <br />in front between the sidewalk and front setback and in front of the building. The dumpster on the <br />adjacent property will remain in the same location and will not be enclosed. He explained that they <br />are not addressing the rear of the adjacent building, they are only painting the building and adding <br />some landscaping on the east. Mr. Orlowski would like the landscaping extended across the front <br />of the alleyway between the two buildings, and suggested that they use the same 48 inch Alberta <br />spruce that is shown on the corner. Mr. Thomas and Mrs. O'Rourke were also concemed about <br />security and believed that obscuring the alley would cause a problem. It was suggested that a four <br />foot picket feuce along with some low landscaping be installed across the front. It was noted that <br />an emergency door opened into the alley and also access would be needed to service the utility <br />poles between the buildings. Mr. Thomas suggested that some wall-paks or security lighting be <br />installed between the buildings which also might lughlight the landscaping. Because of the <br />einergency door, there should be a paved walk from the door to the front of the building aud the <br />proposed fence there could lunder exiting.
