wY-:• ,? <br />CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />1VIIlVUTES - NOVEMBER 2, 1994 <br />Chairmau Gomersall called the meeting to order at 7:35 p.m. <br />Present: M. Boyle, T. Koberna, J. Maloney, W. Purper and R. Gomersall. <br />Also Present: Building Commissioner Conway and Clerk of Commissions Oring. <br />Chairman Gomersall advised all present that each of the board members had viewed the premises <br />involved in each case, and that 3 affirmative votes would be requ.ired for approvaL Each case <br />would be judged on the physical situation peculiar to itselt so that in no way is a judgment <br />rendered considered to be a general policy judgment affecting properties and like situations <br />elsewhere. Mr. Purper corrected the minutes of the October Sth meeting in which the first case showed that <br />Mr. Purper both made the motion and seconded it. This motion was actually seconded by Mr. <br />Maloney. W. Purper moved to approve the corrected minutes of October 5, 1994 as written, <br />seconded by T. Koberna, and unanimously approved. <br />1. First National Bank of Ohio, 26065 Lorain Road. <br />Request for variance (1123.12). Request variance to have 3 less parking spaces than required in <br />addition to the variance granted on May 1, 1991 for 82 spaces. Violation of Ord. 90-125, <br />Sections 1161.05(w) & 1161.02(b). <br />Chairman Gomersall called all interested parties before the board. The oath was adwinistered to <br />Mr. Ahrens, architect, who explained that they would be adding to the north and east sides and <br />the new entrance would be on the east side. Since there is no parking problem on this lot there <br />was no objection. J. Maloney moved to grant to First National Bank of Ohio, 26065 Lorain <br />Road, their request to have 3 less spaces than required in addition to the variance granted on <br />May l, 1991 for 82 spaces. Violation of Ord. 90-125, Sections 1161.05(w) & 1161.02(b). The <br />motion was seconded by W. Purper, and unanimously approved. Variance granted. <br />2. Ashton Norris, 31469 Lorain Rd. <br />Request for variance (1123.12). Request variance to have loading zone in front setback; request <br />variance not to have either 10 foot side landscape buffers (drive will be on one side and <br />handicapped ramp on the other). Please Note: existing build.ing is non-conforming since it is less <br />than 100 feet from right of way, and does not have the requ.ired 20 foot side yard setback. <br />Violation of Ord. 90-125, Section 1145.07 (table). Heard by Planning Commission on October <br />11, 1994 and by Architectural Review Board on October 19, 1994. <br />Chairman Gomersall called all interested parties before the board. The oath was ad.ministered to <br />John Arnold, owner, who explained the plans and advised that he was going to eliminate the last <br />3 spaces on each side. He has agreed to changes in the landscaping plan that were suggested by <br />the Architectural Review Board. Because there will be a wheel chair ramp on the one side and a <br />drive on the other, both side yard variances are needed. Mr. Gomersall noted that both Planuing <br />Commission and the Architectural Review Board had recommended that the variances be
