CITY OF NORTH OLMSTED BOARD OF BUILDING CODE APPEALS MIlN-UTES - JLTLY 10, 1996 SPECIAL MEETING - 7:00 P.M. 1. ROLL CALL: Chainnan Burk called the meeting to order at 7:05 p.m. Present: R. Burk, P. Engoglia, J. Kazak, and D. Spoerke. Absent: W. Fiar. Also Present: Assistant Building Commissioner Ryinarczyk and Assistant Clerk of Commissions Cornish II. REVIEW AND CORRECTIONS OF MIlVUTES: Defened uutil next meeting. III. COMMUNICATIONS: IV. HEARINGS: 1) William Berndsen, 24213 Gessner Road. Request 6 inch variance to have ceiling height of 7 foot in upstairs of two story addition. Minimum. ceiling required is 7 foot, 6 inches per C.A.B.O. Section R-205. Will be heard by the board of zoning appeals on July 11, 1996. Chainnan Burk admivistered the oath to Mr. and Mrs. Berndsen. Mr. Berndsen explained they have proposed to build an addition on the house. On the first floor of the new addition will be a family room and deck. They will remove a window on the south side of the existing house to gain access to the addition ou the first floor. They also have proposed a second floor addition which will include a bedrooin and a bathroom. W. Berndsen clarified that they will convert the walk-in closet on the second floor of the existing house into a hallway leading to the second floor addition. They wish to expand due to overcrowding in the existing house. This variance is for the ceiling height, which is 6 iuches lower than code requires. Mr. Engoglia questioned why they cannot go more than 7 foot. Mr. Bemdsen stated that in order to make the roof lines match the ceilings on the existing room on the secorid floor, they could not go more than 7 foot. He said P. & M. Builders will Ue doing the work, and accordiug to them in order to get the gable to match properly on the new addition the ceiling height would have to be 7 foot. In response to Mr. Engoglia's question, Mr. Berndsen stated that the ceiling joists in the old part of the house are partially fuushed. He explained that the ceiling of the entire existing upstairs is 7 foot and in order to keep it uuiform, the addition should be 7 foot. It was clarified that the ceiling is flat thus there are 7 feet in all places. Assistant Building Commissioner Rymarczyk felt if they went with a flat roof on the uew addition, aesthetically it would not look as pleasing. Mr. Engoglia suggested that iustead of raising the ceiling joists up 7 foot, the builder could put the rafters up first and attach the ceiling joists to the rafters thus raising the ceiling approximately 4 to 6 inches. By doing this they create a slight slope between the ceiliug and walls of the addition. The members believed that the slope would be only a couple inches and barely noticeable and it would be better for the Bemdsen's in the long run. Mr. Engoglia clarified that they should raise the ceiling joists after the rafters are put on.
