? T' CTTY OF NORTH OLMSTED PLANNING CONIAIISSION MINLTTES- Ji7NE 24, 1997 CORRECTED I. ROLL CALL: R. Tallon called the meeting to order at 7:40 P.M. Present: T. Brennan; T. Herbster; R. Koeth; A. Manning; R Tallon; and D. Cameron-Alston. Absent: K O'Rourke. Also Present: Building Commissioner Conway and Assistant Clerk of Commissions Cornish. II. REVIEW AND CORRECTION OF MINUTES: Mr. Tallon noted the May 13, 1997 minutes were in need of conection as the minutes did not contain the line indicating the approval of the minutes of Apri18, 1997. R Tallon moved to adopt the minutes of May 13, 1997 as conected, seconded by A. Manning and unanimously approved. R. Tallon motioned to approve the minutes of Ju.ne 10, 1997, seconded by T. Herbster. Roll call on motion: R Tallon; T. Herbster; A. Manning; T. Brennan; and R. Koeth, Yes. D. Cameron- Alston abstained. Motion carried. . III. BUII.DING DEPARTMENT REQLTESTS: 1) GanleL 25600 Lorain Road Proposal to construct building addition with site improvements, landscaping an.d,bu.ilding renovations. Heard by planning commission May 27, 1997. Heard by board of zoning appeals June 5, 1997. To be heard by architectural review board July 16, 1997. Mr. Tallon advised this proposal has been withdrawn from tonight's meeting as it was tabled by architectural review board on 7une 18, 1997. The proposal will return to planning commission after a decision is made by the architectural review-board. 2) Rite Aid, 28974-29016 Lorain Road: Proposal to demolish existing structure and construct a new single story retail build.ing. Heard by planning commission May 27, 1997. Heard by architectural review board June 18. Signage variances will be requ.ired. M. Strelau, architect, presented the revised proposal which he hoped addressed the concems of all the boards and commissions that have reviewed the proposaL He introduced Mr. Andrzejewski, a representative from the Public Relations firm that works for Rite Aid and presented samples 'of maferials. At the last meeting, it was noted, Mr. Boss had some concems about the location ofthe dumpster. Mr. Strelau explained Mr. Boss could not attend tonight's meeting, but is in agreement with the revised locarion, which resulted from a suggestion made at architectural review board. The clerk distnbuted a copy of the forester's suggestions and Mr. Strelau agreed to meet with the city forester on site to discuss the proposaL Mr. Koeth noted on the western comer of the lot there is a pink dog wood, approximately 30 feet tall, which he would like to see saved if at all possible. Mr. Strelau distnbuted a copy of the latest plans and submitted a photometric description. Mr. Herbster noted the lighting was not zero at the lot line, as requested previously. Mr. Strelau advised the photometric plan does not incorporate the entire properry, and he assured the members lighting would be zero at the lot line. If requested, Mr. Strelau was willing to resubmit a plan showing that there will be no light leakage onto the adjoining properties. Mr. Brennan questioned if the parking lot lights will be double or single headed fixtures. Mr. Strelau confirmed they would be double headed fixtures. Per Mr. Mea.ning's request, Mr. Strelau
