CI'TY OF NORTH OLMSTED <br />PLANNING COMNIISSION <br />MINUTES - JULY 22, 1997 <br />I. ROLL CALL: <br />Chairmau Tallon called the meeting to order at 7:40 P.M. <br />Present: R. Tallon; A. Manniug; T. Herbster; T. Brennan; and K. O'Rourke. <br />D. Cameron-ALston arrived at 7:45 P.M. <br />Absent: R. Koeth. <br />Also Present: Assistant Law Director Dubelko; City Engineer Deichmann; Assistant Building <br />Commissioner Rymarczyk; and Assistant Clerk of Commissions Cornish. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />R. Tallon motioned to approve the minutes of July 8, 1997, seconded by I{. O'Rourke and <br />unanimously approved. <br />III. BLTILDING DEPARTMENT REQLTESTS: <br />1) Ganlex 25600 Lorain Road <br />I'roposal to construct bu.ilding addition with site improvements, landscaping and build.ing <br />renovations. Heard by planning commission May 27, 1997. Heard by board of zoning appeals <br />June 5, 1997. Tabled at architectural review board June 18, 1997. Heard by architectural review <br />board Jnly 16, 1997. <br />Mr. Stoyonov presented the proposal and explained the following changes resulted from <br />recommendations at the first planniug commission meeting: landbauking of parking behind the <br />building; the drive configuration has been revised; and the display pad in front of the building has <br />been moved in order to eliminate the existing asphalt parking. He stated that tonight's submittal <br />includes a.rendering for the used car office as approved by the architectural review board and the <br />landscape plan has been revised to include a planter in front of the used car building. The <br />members Peviewed the rendering. Mr. Stoyonov advised he had no objections to changing the <br />Arbor Vitae to Taxus as recommended by Mr. Zergott. Mr. Herbster questioned the color of the <br />trailer. Mr. Stoyonov advised tlie trailer will be finished with the same type of material as the <br />main BMW btulding, being the white Dryvit with gray accent underneath, as per <br />recommendations of the arohitectural review board. Mr. Brennan asked if-there would be any <br />signage affixed to the modular unit. Mr. Lisy explained there would be no signage affixed to the <br />building, however there may be a ground sign closer to the street. Mr. Brennan questioned how <br />the modular unit would be wired. He was concerned about a utility mass hanging off the side of <br />the unit and being wired to the main building. 1VIr. Stoyonov verified all of the electric will be <br />wired underground. The members questioned how the building will be lit in the evening hours. <br />Mr. Stoyonov advised the plan includes general site lighting. Mr. Tallon requested that the <br />lighting be placed 20 feet above finished grade: Mr. Stoyonov confirmed the lighting will be 20 <br />feet above finished grade. IV1r. Brennan noted that architectural review board viewed this building <br />as a dated building and he wondered what is being done to resolve this problem He clarified that <br />this is the type of design was presented 30 years ago and now dealerships are leaning toward the
