?
ti.:
CITY OF NORTH OLMSTED
PLANNING COMAIISSION
MINUTES - JANUARY 22, 1985 '
I. ROLL CALL:
Chairman Morgan nalled the meeting to order at 8:00 p.m.
Present: J: Burns, B. Gorris, E. Traczyk, J. Wixted, J. Brown, and
T. Morgan
Also Present: Assistant Law Director Dubelko, Building Commissioner E.
Gundy, City Engineer J. Schaller, Councilman R. Bierman
and Recording Secretary B. Oring
II. REVIEW AND CORRECTION OF MINLTTES:
?
Mr. Burns corrected the minutes of January 8th, page 4, 41st line to read:
"..Northern Blvd, to the Law Department for determination....." . J. Wixted
moved to approve the minutes of January 8, 1985, as corrected, seconded by
E. Traczyk, and unanimously approved.
III. BUILDING DEPARTMENT REQUESTS:
1) Carriage Carpet, 25151 Lorain Road
Proposal to construct an addition
(Heard by the Architectural Board of Review January 16, 1985).
(hairman Morgan read the Safety Department report which stated that the
16' wide driveway is adequate for Fire Department use; however, a wider
driveway may be necessary for semi-trailers, which often tie up traffic
on Lorain Road while backing into driveway and that perhaps a 20' apron
would assist truckers backing into this driveway. Mt. Suhayda of Draeger
Architects, agreed to the wider apron. Commission studied proposal in
conjunction with the Architectural Board of;Review minutes of January 16th.
Plans now, show arborvitae extended along entire rear property line as
suggested by Planning Commission on January 8th. Dumpsters will be screened
and lighting will be shielded. The Architectural Board had concerns re-
garding the mechanical units which will not be screened on the east and
south roof. Three foot units are planned, however, the Board feels that
they might have to be.higher and thus visible, if so they want them
screened. The Board also required that the entire sign package (for both
units) be submitted to them for review. B. Gorris moved to approve the
Carriage Carpet proposal to construct an addition at 25151 Lorain Road,
as submitted, including the arborvitae along the rear property line; the
screening of the dumpsters; and the lighting in the rear yard being
shielded;and including the recommendations of the Architectural Board of
Review relative to the mechanical units being screened if they exceed 3'
in height from the roof level;and also suggest that plans be amended to
include that the apron on the proposed easterly driveway be increased to
20' wide as recommended by the Safety Department, seconded by J. Wixted,
and unanimously a,pproved.
