CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - MAY 28, 1985 <br />1. ROLL CALL: <br />Chairman Burns called the meeting to order at 8:05 p.m. <br />Present:- B. Gorris, E. Traczyk,-J. Brown, and J. Burns <br />Absent: T. Morgan and J. Wixted <br />Also Present: Assistant Law Director J. Dubelko, Building Commissioner E. <br />Gundy, City Engineer J. Schaller, and Recording Secretary <br />B. Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />Mrs. Brown corrected Page 2, third sentence from end of first paragraph - <br />to read (articles of incorporation). E. Traczyk moved to approve-the <br />Minutes of May 14, 1985 as corrected by Mrs. Brown, seconded--by B: Gorris, <br />and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) Zack Hoty - Victory Plaza, approximately 24363 Lorain Rd. <br />Proposal to construct strip shopping center • <br />Heard by Architectural Board of Review May 22, 1985. <br />Mr. Draeger, Architect, and Mr. Hoty, owner, explained that updated <br />plans now shows pole sign- located-according to code. Parking will be <br />changed to so that it will be at right angles and western entrance <br />drive will be made right turn only for exit onto Lorain and should <br />alleviate the Safety Department-'-s-objection to driveway which is off <br />set from the opposite Walter Rd. Chairman Burns read Safety Depart- <br />ment report: concerns of the Fire Department will be enforced by the <br />Building Department; Fire Department did not address turning radius at <br />rear of building. Police Department wants western drive eliminated; <br />and since this drive does not line up with Walter Road they stated that <br />a traffic signal would not alleviate the problems. Developer stated <br />that he cannot eliminate driveway since they are hoping to expand <br />building to the east, if they can acquire the property. Several sug- <br />gestions were made for changing position of building. According to <br />the developer, repositioning the building would not be feasible, since <br />there would not be sufficient exposure because adjacent buildings are <br />set close to the street. Mr. Hoty agreed to curving the right turn <br />exit lane of western drive and using a traffic island to limit ingress <br />to right turn only; signage would also be used. No fencing is planned, <br />however, when rear of property is developed, he is considering a land- <br />scape mound between his property and school property adjacent to the <br />rear. Commission would like Safety Department to review new traffic <br />pattern prior to proposal going to B.Z.D. Committee, Thursday, May 29th. <br />It was pointed out that one or two parking spaces may be eliminated, <br />Mr. Gundy advised that they had 3 extra spaces. B. Gorris moved to
