Richland),,,28300 Lorain Rd.
oposal to construct retail store
Mr. Richland and Mr. Carlisle explained that fteat Northern Construction
wi11 be building the store f.or a Carpet Barn. The store and property, in-
cluding the triangular shaped segment which is attached to the. lot, will
be sold to Carpet Barn. There is no proposed use for the triangular segment,
however, it may be used as a borrow pit during construction, and then restored.
Landscaping will include a 5' grass strip along existing fence at rear of
property; 5' grass trip on east and west property line, and landscaped area
at front of property and along the rear of the building. Building will be
white split face block with bronze aluminum trim and a cedar shake mansard.
No provision was made for a sign panel. Sign copy will come before the
Board later. Mr. Mongello stated that a.huilding of this size could accom-
odate four units if ownership changed. He suggested that a sign panel
could be included on mansard, so t.hat tYie signs would be an integral part of
the building. Mr. Richland agreed that this could be done, at least for
one sign. Mechanical units are low profil=e (3' high) and will be set back
in the middle of the roof; there will be a small parapet. Storm retention
is planned on site. Lighting will include down lights on the soffit of the
canopy in the front which will light the front parking lot, and in the rear
there will be building mounted flood lights for that parking area.
