<br />CITY OF NORTH OLMSTED <br />BOARD OF BUILDING CODE APPEALS <br />MINUTES - MAY 26, 1983 <br />I. ROLL CALL: <br />Chairman Schulz called the meeting to order at 7:35 p.m. <br />Present: B. Schulz, J. Kasak, and R. Puzzitiello <br />Absent: J. Patton and R. Tallon <br />II. REVIEW AND CORRECTION OF MINUTES: <br />The minutes of January 27, 1983 were approved as read. <br />III. NEW BUSINESS: <br />Victor Sezonov, 5211 Dover Center Rd., requests permission to <br />move house from 5270 Dover Center Rd. to vacant 1ot ,(permanent <br />parcel #235-2-4) located between 5211 and 5195 bover Center Rd. <br />Chairman Schulz administered the oath to Mr. C. Sezonov, who repre- <br />sented his father. He explained that this house is one of the city- <br />owned homes which are to be auctioned in June; and in order to facil- <br />itate the move, he is requesting permission prior to bidding. The <br />house will be set on the lot side ways so that it will meet side <br />yard requirements; no-variances will be required; the house, as is, <br />meets the square foot requirements, however an addition is planned; <br />the existing attached garage will be eliminated, and a detached <br />garage will be built. Plans were explained to neighbors. Mr. Prest <br />was sworn in and questioned why the house could be moved to a 50' <br />lot in a"B" residential neighborhooa which requires a 70' wide <br />lot. It was explained that this lot had previously been subdivided <br />(prior to the Sezonov ownership) into two 50` lots and,is now con- <br />sidered a separate lot and the owner has a right to develope his <br />property. Mr. E. Kersten was sworn in. His concern was that the ex- <br />isting grade would be changed. A grading plan must be approved by the <br />Engineering Department. Mr. Sezonov stated that he would fill in some <br />low spots on the lot with the existing dwelling but the grade would not <br />be changed on either lot, the driveway will be sloped toward the street, <br />drainage is planned for the garage. Mr. Kersten questioned why he <br />could not move a house onto his 100' lot since the existing house oc- <br />cupies only one half of the property and 50' would be avialable. <br />Building Commissioner Gundy explained that since his lot is not sub- <br />divided, he would need a variance before he could subdivide into two <br />50' lots in a"B" district; and that State Law now made it impossible <br />for the County to accept a subdivision without city approval, but <br />prior to these laws property was frequently subdivided without city <br />approval. Mr. Sezonov had three. various plans for alteration to the <br />side elevation which will face the street- He would like to choos-e <br />tfie plan after the house is in place.
