Bugala and Ohman. Also Present: Building Commissioner Gundy, City Engineer Zurawski and Re- cording Secretary Hodgins, IIa Review and Correction of Minutes - N1ro Bugala moved to approve minutes of April 11, 1978 as submitted. Mr. Ohman seconded and motion passed. III. Building Department Requests (a) M-inottils Beverage ar.d Office Building - Lorain & Dover Mr. Fauver and Mro Grifori, representi.ng Minotti Beverage, assembled be- fore the Commission. Mr. Gundy presented plans and minutes of April 17, 1978 Architectural Review Board meeting which were reviewedo Lengthy dis- cussiorltaas heldo During discussion it was found one set of plans inclu- des gasoline tanks and pumps. CommiGoioners found inclusion of pumps in p1an3 would restrict the flow of txairic through the property which was des-ijned ior one way traffic, Mr. Rafeld moved to approve the topograph survey dated April 17, 1978 which includes 28 parking spaces and no gaso- line puln:?;3; and the site plans dated April 25, 1978 for landscaping only (excluding gasoline pumps); and the site plans dated kpril 17, 1978 with the recommendation co.nditions in Item 3 from Architectural Review Board minutes of April 17, 1973,. Mr. Ohman seconded, and motion passede (b) Fra;apane Bakery and Office Building Plans were presented by Mr. Gundy. No representative came forward.After discussion and study of plans Mr. Buga.la moved to approve plans for Fra- gapane Bakery with inclusion of recommendation of Architectural Review Boardon revised site plans dated April 17, 1978 by the same Board to re- design parking as described in Ttems 1 and 2(to move 2 westerly parking spaces from middle row to location where a Zorain Road exit was marked (this exit is to be eliminated) thus creating a U shaped parking flow in park-i_ng area. No s4lgnage was presented and if any sig;iage should be cre- ated in the future it must be brought before Planning Commission for ap- provalo Mr. Ryan seconded, and motion passed. (c) Halleen Ford, 28111 Zorain Rd, Mra Halleen came before the Commissiono Mra Gundy distributed planso Front yard of brick house is to be removed. Extension of parking is planned for front- yard area. After lengthy discussion Mro Bugala moved additional parking area for Halleen Ford at 28111 Lorain Rdo be approved under the following conditions: (1) a11 parking spaces facing Zorain Rd.. be used for customer parking only according to City ordinance; (2) the feasibility of the two parking spaces; designated on tentative plans, facing Lorain Rdo and directly to tha North of existing tree, be deter- mined by the Building Commissioner before paving; and paving begin 5 ft. from trunk of tree, leaving 5 ft. unpaved around treea Mre Ohman second- ed, and motion.passedo IV.
