MINUTES OF A MEETING OF THE PLANNING COMMISSION <br />OF THE CITY OF NORTH OLNLSTED, HELD AT $:00 P.M. <br />DECEMBER 10, 1957 <br />Members present were: Messrs. Votava, Grumney' Lewis, and Esgar. Mr. <br />Hannan was absent. Mr. Joseph L. Hoislbauer (Joe Bauer) presented a tentative plat for 23 <br />lots south of Whitethorne and Kennedy Ridge Road. (see minutes of A4a.y g, <br />1956). The plat calls for a 50 foot street, which was presumably approved <br />by City Council in 1956. The lots appear to be of adequate sizeg but <br />there was some question if there would be enough rear yard in lot 16. Mr. <br />Hoislbauer also presented another plat showing lots lying east of Whitethorne, <br />(south end of Whitethorne). There is a deed restriction on this land, however, <br />that prohibits lots of area less than 1/2 acre. No approval could be given <br />for this second subdivision. Mr. Hoislbauer now plans to bring in a linen <br />for the 23 lot subdivision. <br /> Messrs. Wallner and Mackay, (see minutes of last meeti.ng) brought in sub- <br /> division No. 3 and No. 4 of Ohio Shores Construction Corp., with changes to <br /> lots providing sufficient area in all cases. The subdivisions were approved <br /> by the Planning Commission, provided a cul-de-sac is shown on the end of <br /> Ambour Driveon subdivision Nos 3. A motion was made by Mr. Grumney recom- <br /> mending that City Council accept the subdivisions for recording purposes <br /> only, provided the developer present a deposit of one and one-half?(12) of <br /> the estimated cost of sewer and water installations for inspection of work <br /> and provided cost estimates and approval of the sewer and water systems is <br /> given by the City Engineer. The motion was seconded by Dra Lewis. Motion <br />passed. <br /> Mr. Alexander Steve appeared before the Planning Commission with a plat <br /> for the Barton Road Subdivision, consisting of six lots of widths, varying <br /> from 80 to 105 feet. This is the same area that he requested a subdivision <br /> approval on at the last meeting (with fewer lots), Mr. Grumney made a <br /> motion that it be recommended that City Council approve the subdivision for <br /> recording purposes only. Mr. Votava seconded the motion. Motion passed. <br />Mr. Mark Pohner reqiiested subdivision of land south of Lorain Road to <br />provide a foizr and one-half (42) acre parcel. containing a house and green <br />house that would not have frontage on any street. The subdivision was not <br />approved because there was no street frontage. There is a question as to <br />whether the subdivision would be legal' however, due to an existing ease- <br />ment for access to this property. Therefore, an opinion of the Law Director <br />will be sought before taking any final action by the Planning Commissiono <br />Mr, Esgar made a motion, seconded by Mr. Grutnney, that the Law Director <br />be requested to determine f.rom the recorders office what type of drawings <br />are required for recording subdiviszons of four lots or less. The motion <br />- passed. ? <br />NIr. Votava made a motion that a recommendation be made that as soon as <br />final plans are drawn for sanitary sewers on existing streets' that developers <br />be required to install sanitary sewers on all streets in new subdivisions. <br />Motion was seconded by Mr. Esgar, Motion passed. <br />Meeting adjourned at 9:50 P.M. . <br />? ----- <br />? <br />Secretary" , Chairman <br />r . - 7
