? t <br />' . ? <br />MINIITES OF A MEETING QF 6E PLANNING COMMISSION <br />CITY OF NORTH OLMSTED <br />April 12, 1960 <br />Present; Joseph P. Radylak9 Richard Mongello, Ballard W. Vincents <br />and Anthony T. LaPonza. <br />Absent: Thomas J. Doran and Thomas Biadas. <br />The meeting was called to order at 8:25 P.M. by Mr. Kadylakg Chairman, <br />The minutes of the prc;vious meeting were read by Mr. Mongello, Secretary9 <br />and approved. <br />Mr. DiBenedetto of Buckeye Enterprises proposed a subdivision of a <br />parcel of land some 336 feet plus frontage and 5000 and some odd feet <br />deep with aecesses from Lorain Road and Maple Ridge. It is located <br />on Lorain Road and West 231st Street in North 0lmsted directly across <br />from the Buckeye Motel. This proposed subdivision consists of two (2) <br />commercial buildings facing Lorain Road, two (2) more commercial <br />buildings with a set-back of 650 feet from Lorain Road and the remainder <br />of the depth being used for 96 apartment units with adequate parking <br />facilities and road accesses. Mr. DiBenedetto stated that they would <br />maintain the services in the areae <br />A proposal for a subdivision for the William Pate Construction Company <br />was presented to the Planning Commission. This subdivision borders the <br />West Park Estates with accesses into Lorain Road and Brookpark Road. <br />This subdivision consists of 237 lots approximately 70 x 155 feet. <br />Mr. Pate anticipates the construction of homes in the $18g000 to $209000 <br />class. A suggestion was made by Mro Kadylak that lot number 94 or 1ot <br />number 95 be left open for future improvement with the developer bringing <br />all improvements to the end of the lot line. Mr. Kadylak recommended that <br />Mr. Pate contact Mr. Wilson, North Olmsted Safety Director9 to see if the <br />access is aufficient to allow police and fire services; also whether to <br />continue Alden Drive into the West Park Estates Subdivision Number 5 or <br />, whether to have glden Driee atopped with a T turn-about and separating <br />the two subdivisions. <br />A suggestion was made by Mr. Kanareff that the street parallel to <br />Brookpark Road be moved soutYierly to provide for two tiers of lots. The <br />plot plan was turned over to Mr. Vincent for final inspeetion as far as <br />lot sizes, necessary square footage etc. <br />9. letter was received by the commission in which Mr. Leroy Harris ex- <br />pressed his views.on the dedication of his portion of Hawkins Road. He <br />stated that he taould dedicate this portion of Hawkins Road but he felt <br />that he should not pay for any improvements. Sunshine Realty is to <br />return with a final plan and this issue will be taken into consideration. <br />Mr. George Klemm asked the Planning Commission for per.mission to subdivide <br />five 40-foot lots into three 60-foot lots. The commission felt that <br />this would improve the situation on Decker Road since only 40-foot lots <br />are required there and approved the subd.ivision. A motion was made by <br />- 1 ?
