These minutes arb not official until approved at Planning Commission Meeting of <br />September 11, 1962. <br />MIAlUTES OF A SPECIAL TvFETING OF THE PLANNING CONIMISSION <br />CITY OF NOKPH OLMSTED - JUNE 30, 1962 <br />Present: Ballard W. Vincent, Ieslie B. Macs, Joseph P. Kad,ylak, Anthony T. LaPonza. <br />Also Present: Carl Andreano, SubstituLe City Engineer. <br />SOUT H RIDGE ESTATES SUBDIVISION <br />On tne reconunendation of the City Engineer, Alex Kanareff, regarding the name change of <br />this subdivision from South Ricige Estates to Park Ridge Estates and the change in the <br />street name f'rom South Ridge Drive to Park Ridge Drive, it was approved by the Planning <br />Commission and reported that there be no expense involved. <br />FRANKLIN BROI'HERS SiJBDIVISION N0. 2 <br />It was moved by Nlre Macs, seconded by Mre Kadylak, to approve the Franklin Brothers <br />Subdivision No. 2 with the conciition that the cul-de-sac next to sublots 21 and 22 be <br />changed to a T-type turnarourid. The Commission would like tYe Franklin Brothers or <br />the developer to contact the Commission for further information concerning this matter. <br />YEAS: Macs' Kadylak, Vincent, ZaPonza. <br />ROSF' :'TRFE 9UBDTVISION N0. 1 AM N0. 2 <br />These two proposed subdivisions have oeen ref'erred to committee for investigation and <br />work with the City Enginoer to find out what i.mprovements are necessary to allow <br />approval of the SL1bdld'ision and also to give the Commission more time to contact the <br />developer and discuss more specif'ic details regarding the swimming pool and recreational <br />area and to have this proposed subdivision resubmitted when the Comrnission reconvenes <br />in September. Tt was decided that the Commission would consider dupleYes in this area <br />if they are a ranch type construction. The Commission would also like sublots 55 and <br />56 held in abe,yance for future street purposes to prevent a problem similar to that <br />which exists in the Beech Lane area. The Comrnission f'eels that keeping sublots 55 and <br />56 open for this purpose they will have access to the area. <br />MORRIS LEVITT SU33DIVTSION N0, 1 <br />lt was decided that this subdivision was not acceptable. The Comrnission feels that this <br />will not be compatable with the future plans of this areal and also that this ahould be <br />held in abeyance until the Planning Commission master plan of this area is completed. <br />The Commission questions the status of Block A and Block B and would liko the 1 foot <br />reserved strip eliminated unless the Commission knows the disposition of this 1 foot <br />strip because it is the Commission's policy to reject any blockso <br />MART INDALE <br /> The proposal by Mr. Martindale for two houses on a single lot on Butternut Ridge Road <br /> was rejected by the Commission because the zoning ordinances of the City of North <br /> Olmsted does not permit this. <br /> The Commission feels that one-ninth o.f <br />b <br />d f the dedicated area ot a new subdivision should <br /> . <br />e reserve <br />or recreational use and deeded to the City without compensation. Af'ter 3 <br /> years if the City did not utilize this area it would revert back to the developer.
