Realuest to conauct business act3.vity within the <br />setback area of proposed._service statien on the SE coraer of LQrain <br />Road arzd Park Pidge Drive ' North 0?.msted. It wa.s pointed out tha.t Sinclair E3iI ia <br />requesting to have their gas pumps witlnin the setback and that each of the stations <br />in question are built in thi.s wag. SketeheS and photographs were Shown to tMe Board. <br />It was farthur pointed out that ILenneth Crandall, former deputy director of RegionaT <br />p].anning Co-mm.ission9 recoramends a 15' setback for gasoZine pumpsa Neighbors asked <br />questions' regarding the proposed $ervice station and a.7.1 voiced omjections to Iocating <br />a statian in this lecation. Couneilman James Prokasy pain.ted out that tinder_the present <br />zoning, Sinclair 03l has eerery right to establish a busin.ess at this Iocation but that <br />our ordi.na.nce specifies no basiness activity within the setback area and that since <br />there las to be some improver?ent in the P-ppearance mf Lorain Foad, he feels the <br />ordinance should be enforcedo Mr. Greerse ra.ised the questimn of int,erpretation of <br />Section 1174.02 7ahich prohibi:ts any business actieity within the setback area versua <br />Sec tion 1173.02 (H)-2, which _states tha.t no f'ueI fillirig applia.nce shall be erected <br />within 15-t of° dny. street -Iine. Request is in vio:latian <br />of Ordinarice #62-33, Section 1174,02 which requires that no merchandise <br />- be displayed with33xi the setback area. (Gontinuatiem) <br />Mr. Paradise expla3ned that he ha.s contacted variaus otlaer a.utomobile dealers and <br />discussec3 the possibility of marketing used cars wi.th a 50t setbacko A11 agree that <br />if cars are not diaplayed properly' they caiatt exist .ira. .this h3.g}a7.y-.emmpetitive field. <br />He pointed out the 1.arge investment in an operati4n such as. this and stated that while <br />he feels a buffer area of $o to I0f greatly imprmves the appearance of sucli a business9 <br />he feels 501 is excessive. His best used cars would be the anes displayed in the <br />front and he feels this vouZa loek be tter than. eustQmers' cars that could be pulled <br />in and parked in thiO area if it is not othezwise utiZized. Discussion was held re- <br />garding the situat3on of the carner house that will remain and the line of vision <br />c3riving both directions on Lorain Road. Mr. Greene suggested a variance csf 25' which <br />would bri.ng thc cars slightly forti„tard of the corner hause and which would be in line
