CTTY OF NORTH OLMSTED, OHIO <br />PLANNING COi??IMISSION <br />March 23, 1971 <br />I. Roll Call <br />The meeting was called to order at 8e03 P,M. by Chairman Donald Ledvina. <br />Those present were Mssrs. Ledvina, James Davis, Edward Brewer, Kurt <br />Richards, Jasnes Leonard., Richard Nelson and Edwarcl Byers. A1so nresent: <br />Mr. Ransbury, Assistant to Acting City Engineer. <br />II. Reading and Correction of i`2inutes <br />The minutes were a-opraved as submitted. <br />III. Building Department Req_uests <br />(a) Mr. Gundy presented plans for a building which would house a central <br />kitchen for the North Olmsted Schools on land near Pine Scliool. Mr. <br />Gundy stated that iDarking facilities in the proposal are adenuate. <br />After much discussion about the location of the building, it was <br />moved by Mr. Nelson and secanded by Mr. Byers to appr.ove revisetl <br />plans which wou1d mavp the building forwarc7 on the proposed site to <br />es?? en'ri a! <br />a point 80' from tnenrear Iot line. The motion was passed una,nimously. <br />(b) Mr, Gallagher ;nresented pl_ns for a 7-11 StQre at the northeast <br />corner of Berkshire Drive and Lorain Road. Mr. Gallagher stated that <br />the proposal meets all ordinances and if zt is not arproved he will <br />file a mandamus suit against the city. Mrs. Pa.ul McVane, Berkshire <br />Drive, objected to the proposal beca.use it would create a dangerous <br />traffic situation. Members of the Cammission felt that the traffic <br />situation and Mr. Ga"Llagher' s rec±uest for an opening to be cut through <br />the planted divider strip on Berkshire Drive rer..uired additional <br />study. Mr. ATelson moved to place the prorosal in ? committee of a <br />whole far additional study. The motion wa.s seconded by t,'Ir. Bretaer <br />and unanimously approved. <br />IV. Old Business <br />(a) Sandv Ridge Subdi.vision ;149 - Balla.rd Vincent Subd.ivision (Phase I <br />through TII - In the merger of subdivisions9 one street opening on <br />Dover Center Foad was eliminated. The area is planned for c].uster <br />development. However, the required recre;-tion land is approximately <br />3,$ acres short of the axea required. Mr. DiBenedetto proposed <br />nroviding an improved access from Porter Road to the recreation area <br />at a. cost equivilant to the value of the 3.8 acres. Doubts were <br />expressed that this could be done under the cluster ordinance. It <br />was moved by Mr. Davis, seconded by Mr. Brewer and unanimously <br />approzted to table the pxoposal until the next regular meeting. <br />V. Atew Develoments and Subdivisions <br />(a) Diversified Investors Rezoning - Mr. Snyder, representing the developer, <br />submitted plans to rezone an axe=i on MiII Road from commercial to <br />high rise. Plans for two six story buildings containing a total of <br />260 apartment units were presented. Mr. Davis moved to table the <br />proposal until the next regular meeting9 seconded by Mx.
