Q'Ift? ?f 'XV04 (01mot.eb, i04ic <br />BOARD OF ZONING APPEALS <br />May 23, 1973 <br />The regular meeting of the Board of Zoning Appeals was called to order <br />by Chairman Scheef at 7:30 p.m. <br />The following members were present: Chr. Scheef, Messrs. Roberts and <br />Hamill and Mrs. Eian. <br />Also present: -Mr. Gundy, Building Commissioner and Mrs. Virginia Hodgins, <br />Recording Secretary. <br />Pejaco Construction Co., 36178 Center Ridge Rd., North Ridge- <br />ville, Ohio. Continuance of request for variance (1133.13) for <br />Permanent Parcel #233-20-14, Elmhurst Rd. Request to exchange <br />rear yard requirements to less than 50 ft, and add to side yard <br />requirements to achieve 35 ft. side yard. Violation of Ord. 62- <br />33 Section 1163.01, requiring 50 ft. rear yard. <br />Present: Messrs. Foor, Watson and Kelsik. <br />Witnesses were administered the oath. Mr. Scheef read request. <br />Plan is,to come ahead of 50 ft, setback allowing 42 £t. setback. <br />Sidelines are in conformity leaving 10 ft, at each corner. Dwel- <br />ling will have attached garage and will have two stories. It is <br />the smallest house which can be built within the code. There will <br />be 40 ft. between dwellings. More discussion ensued. Mr. Hamill <br />moved to grant 8 ft, front yard variance with closest corner of <br />house to be within 10 ft. of line, and 35 ft..from rear of dwelling <br />to corner. Mr. Roberts seconded the motion. Al1 members voted in <br />favor and moti'on passed. <br />Sparky DiBenedetto, 23203 Lorain Rd. Rehearing of request for vari- <br />ence (1133.13). Request to resubdivide Permanent Parcel 232=21-5 <br />splitting one lot into three in "A" district. Violation of Ord. <br />62-33 Section 1157.01. <br />Present: Sparky DiBenedetto and many neighbors. Witnesses were <br />administered the oath. Mr. Scheef reviewed case which had been ap- <br />proved at April meeting. Mr. Roberts moved the same motion be passed. <br />Mr. Hamill seconded and motion passed, <br />Parker Reynolds Chevrolet, 16890 Lorain Rd. Continuance of request <br />for variance of more than the 15 ft, originally granted (1133.13) to <br />display and park cars at 16890 Lorain Rd. Request is in violation <br />of Ord, 62-33 Section 1174 which prohibits the display of inerchan- <br />dise in setback area. <br />Present: Messrs. Reynolds, Monroe, Sichau and Menger. Witnesses <br />were administered the oath. Mr. Scheef read the case. Mr. Scheef <br />had made an on site inspection. Mr. Monroe introduced representative <br />who showed plan.
