BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF APRIL 5, 2012 <br />ROLL CALL <br />Ms. Rudolph called the meeting to order at 7:02 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Jennifer Rudolph, Michael Raig, Maureen Diver, Laura Bellido, Alfredo Lopez <br />Staff: Law Director Michael Gareau, Building Commissioner Dale Mitchell, Assistant <br />Building Commissioner James McReynolds, Clerk of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Ms Bellido moved, seconded by Mr. Lopez, to approve the minutes of February 2, 2012 <br />which passed 5-0. <br />REA SIDENTIAL APPEALS AND I2EQUESTS <br />Anthony Petras; 24375 Noreen Drive <br />Proposal consists of an addition; the following variance is requested: a 10'5" variance for rear <br />yard setback; code requires 50', applicant shows 397", Section 1135.08(a). <br />Mr. Petras was sworn in and said he would lilce to add a room along the back of the home which <br />will be 12' x 12'. Mr. Mitchell said he had no objections to the applicant's request. Ms. Diver <br />asked if a portion of the existing declc would be used or removed. Mr. Petras said a section of <br />deck will be removed and noted the addition included a 12' x 14' basement expansion. Mr. Raig <br />said he appreciated the detail given to ensure the new roof line blended into the existing roof. <br />Members had no objections and felt the addition would enhance the neighborhood. <br />Ms. Diver moved, seconded by Ms Rudolph, to grant Anthony Petras of 24375 Noreen <br />Drive a 10' S" variance for rear yard setback; code requires 50', applicant shows 39' 7", <br />Section 1135.08(a), which passed 5-0. <br />COMMERCIAL APPEALS AND REQUESTS <br />CMS12-02: Nissan of 1vlorth Olmsted; 28596 Lorain Road <br />Proposal consists of parking lot expansion; the following variances are requested: <br />1. A 4 foot variance for fiā¢ont yard setback (Lorain); code requires setbaclc of 20 feet to parking <br />and drives, applicant shows 16 feet, Section 1139.07. <br />2. A 59 foot variance for front setbaclc of inerchandise (cars); code requires setbaclc of 75 feet to <br />merchandise, applicant shows 16 feet, Section 1139.07. <br />3. A 9 foot variance for parlcing/drives displayed in rear yard setback (residential); code <br />requires 15 feet, applicant shows 6 feet, Section 1139.07. <br />4. A 14 foot variance for side yard setback (Berkshire) on a corner lot; code requires setback of <br />20 feet to parking and drives, applicant shows 6 feet, Section 1139.08(a).
