BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF APRIL 1, 2013 <br />ROLL CALL <br />Ms. Rudolph called the meeting to order at 7:05 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Jennifer Rudolph, Laura Bellido, Michael Raig, Alfredo Lopez <br />Absent: Maureen Diver <br />Staff: Assistant Law Director Bryan O'Malley, Building Commissioner James McReynolds, <br />Clerk of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Raig moved, seconded by Mr. Lopez, to approve the March 4, 2013 minutes as <br />amended which passed 4-0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />John Bonham; 29465 Vita Lane <br />Proposal consists of a sun room; the following variance is requested: a 3 ft 8 in rear yard setback <br />variance for three season room; code requires 50 ft, applicant shows 46 ft 4 in, section 1135.08. <br />John Bonham was administered the oath. He said he wasn't aware there was a required setback <br />of 50 feet when the addition was constructed. The room was constructed without a permit. Mr. <br />McReynolds said once the owner was made aware of the violations he worked with the city to <br />ensure they were addressed. The request is not substantial therefore he has no objections to the <br />request. Ms. Rudolph questioned if lot coverage was exceeded as there is also a pool, shed and <br />playground equipment in the backyard, and Mr. McReynolds said no. <br />Ms. Rudolph moved, seconded by Ms. Bellido, to grant John Bonham of 29465 Vita Lane a <br />3 ft 8 in rear yard setback variance for three season room; code requires 50 ft, applicant <br />shows 46 ft 4 in, section 1135.08 which passed 4-0. <br />COMMERCIAL APPEALS AND REQUESTS <br />DSW Shoe Store; 25877 Great Northern Shopning Center <br />Proposal consists of a wa11 sign; the following variance is requested: a 1 foot 2 inch height variance <br />for height of wall sign; code allows 4ft, applicant shows 5'2", section 1163.28 (c). <br />Ray Roccon of Sign Innovation was administered the oath. Mr. Roccon said his client is <br />required to install the DSW standard corporate sign. The proposed sign is below the 100 square <br />feet allowed however it exceeds the 4 foot height limit. The size of the wall sign is consistent <br />with the neighboring stores and fits the facade. Mr. McReynolds said the sign is an appropriate <br />size due to the setback of the building. Board members had no objections to the request.
