PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES OF APRIL 13, 2016 <br />ROLL CALL <br />Mr. Malone called the meeting to order at 7:00 pm in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Greg Malone, Julie Nader, Don Rerko, Paul Schumann, Darrick Matthews <br />Absent: Tom Patton, David Anderson <br />Staff: Planning & Development Director Kim Wenger, Planner James Aspery, City Engineer <br />Pete DiFranco, Assistant Law Director Bryan O'Malley, Administrative Assistant Nicole Rambo <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Malone moved, seconded by Ms. Nader, to approve the Planning & Design <br />Commission minutes of March 23, 2016, motion passed 5-0. <br />NEW BUSINESS <br />16-5330; Sleep Outfitters; 26075 Lorain Road <br />Representatives: Bob Acciarri, ABC Development; Dave Sambor, Rare Design Studios <br />Ms. Wenger stated that this proposal consists of building renovations and site improvements. <br />The property is zoned General Retail Business. Changes are proposed to accommodate a new <br />tenant, Sleep Outfitters, to replace the former auto parts store. Building changes include adding <br />an EIFS parapet to the front elevation with stone piers, new bronze storefront system, brown <br />awnings and decorative lighting. Existing split face block will be painted to match the new color <br />scheme. Existing landscaping will be maintained and some new landscaping will be added in the <br />front by the monument sign and in the landscape island behind the building. The rear stairs will <br />be repaired and a railing added for safety; pipe bollards will be replaced. The parking lot will be <br />resealed and restriped. The trash enclosure will be refurbished and wood gates will be added. <br />Plans indicate that existing light fixtures will be re-lamped and that spotlights will be removed. <br />In new information submitted, the applicant showed that they will not be adding any new <br />lighting. Two wall signs are proposed, one facing each street frontage. Number of signs and total <br />sign face area appears to comply with previously granted variances. The applicant clarified that <br />no changes to the ground sign base are proposed. Mr. Acciarri stated that there will be new <br />landscaping added along Lorain Road. Most site work will be maintenance and repair. Mr. <br />Sambor submitted a sample board of materials being used for the renovation. Mr. Malone <br />clarified that the front areas labeled "landscaping" are existing. Ms. Nader ensured that the <br />asphalt curbs in disrepair will be fixed in the process. Ms. Sambor stated that when the new layer <br />of asphalt is installed, any curbs will be fixed if needed. <br />Mr. Rerko moved, seconded by Mr. Schumann, to approve the development plan for 16- <br />5330; Sleep Outfitters; 26075 Lorain Road, motion passed 5-0.
