.?-- ?• ' <br />PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES OF OCTOBER 12, 2016 <br />ROLL CALL <br />Mr. Malone called the meeting to order at 7:00 pm in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Greg Malone, Julie Nader, David Anderson, Paul Schumann, Tom Patton, Don Rerko, <br />Darrick Matthews (arrived after approval of minutes) <br />Staff: Assistant Law Director Bryan O'Malley, Planner James Aspery <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Malone moved, seconded by Mr. Anderson, to approve the Planning & Design <br />Commission minutes of SepteYnber 28, 2016, motion passed 5-0, Ms. Nader abstained. <br />NEW BUSINESS <br />16-7204; Weber Automotive; 28820 Lorain Road <br />Representative: Bryan Weber, 23779 Lorain Road, Weber Automotive <br />Mr. Aspery stated that the proposal consists of an auto repair establishment in the General Retail <br />Business district. A conditional use permit is required. Weber Automotive plans to relocate from <br />its existing location on the east end of North Olmsted to the former Recycle Zone facility just <br />east of Stearns Road. The property abuts commercially zoned property to the east and west and <br />residentially zoned property to the rear, upon which is located Forest School. The applicant has <br />submitted a letter which describes the business operations and activities anticipated at this <br />location. The applicant has not submitted a development plan or detailed drawings because, at <br />this time, no building or site changes are proposed. Should in the future the applicant wish to <br />paint the building, alter landscaping, or make other site improvements, a minor change approval <br />or Planning and Design Commission approval will be required. The Commission should refer to <br />the standards described in Chapter 1118 in determining whether the conditional use permit is <br />appropriate. It is his belief that the proposed activity is no more intense than other permitted uses <br />in the district and would not create adverse impacts to the surrounding properties. <br />Mr. Weber stated that the company has been in business at their current location since 1998. <br />They perform general automotive maintenance services but do not offer any major body work or <br />painting services. He added that the company is accredited by the Better Business Bureau and <br />keeps their building clean. Mr. Rerko believed that the proposed building use would be better <br />than the current use as a recycling center. <br />Mr.Malone moved, seconded by Mr. Rerko, to approve the conditional use permit for 16- <br />7204; Weber Automotive; 28820 Lorain Road, with the condition that there will be no <br />painting on the premises. Motion passed 7-0.
