?. <br />CITY OF NORTH OLMSTED <br />BUII,DING & ZONING BOARD OF APPEALS <br />MINUTES OF FEBRLTARY 1, 2016 <br />ROLL CALL <br />Chairman Raig called the meeting to order at 7:00 pm in Council Chambers and led the Pledge <br />of Allegiance. <br />Present: Eric Allain, Michael Raig, Bob Papotto, Melissa Meredith, Donna Sabo <br />Staff: Law Director Michael Gareau Jr., Assistant Building Commissioner Dan Russell, Planner <br />James Aspery, Administrative Assistant Nicole Rambo <br />REVIEW AND CORRECTION OF MINUTES <br />IVIr. Papotto moved, seconded by Mr. Allain, to approve the Building & Zoning Board of <br />Appeals minutes of January 4, 2016, motion passed 5-0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />16-5160; Bob Musat; 6180 Barton I2oad <br />Proposal consists of a detached accessory building. <br />The following variances are requested: <br />1. A 340 sq. ft. variance for the maximum size of an accessory storage building; code permits <br />300 sq. ft., applicant shows 640 sq. ft., Section 1135.02(d)(1). <br />Note 1: Lot size 58,300 sq. ft. - Allowable accessory structure 300 sq. ft. at 12 ft. height. <br />Note 2: Existing accessory shed will be removed per applicant's request. <br />The oath was administered to RJ Musat and Greg Noeth, architect. Mr. Musat stated that when <br />he purchased the home five years ago, he did not realize how little storage there would be. The <br />upper story of the proposed garage would have extra storage and the lower section would be used <br />to store property maintenance equipment. The back portion of the garage would be used as a <br />woodshop. Mr. Noeth said they would remove the secondary building adjacent to the garage so <br />the garage and proposed building could be utilized. The garage cannot be added on to so a <br />secondary building is needed. Mr. Musat stated that the two rows of stakes Mr. Papotto saw at <br />the property show where the building and overhang would be. He stated the building would be <br />moved closer to the garage than the plans show. He does not believe the building would be seen <br />from the street or by rear neighbors. Mr. Noeth stated that there would be 6 feet between the <br />garage and the building with grass covering the area in between. The building would have a fire <br />wall closest to the garage. Mr. Russell said the overhang was not depicted in the submitted ' <br />drawings. He stated the overhang would change the allowable footprint and alter the required <br />variance. Mr. Gareau suggested that accurate drawings be submitted for the Board to review. <br />Mr. Allain moved, seeonded by Ms. Meredith, to table 16-5160; Bob Musat; 6180 Barton <br />Road, which passed 5-0.
