BUIY.,DING & ZONING BOARD OF APPEALS <br />CI'TY OF NORTH OLMS'TED <br />MINUTES FOR MEETING OF JULY 3, 2017 <br />ROLL CALL <br />Chairman Raig called the meeting to order at 7:00 pm in Council Chambers and led the Pledge <br />of Allegiance. <br />Present: Michael Raig, Bob Papotto, Ralph Mackey, Eric Allain <br />Staff: Assistant Law Director Bryan O'Malley, Assistant Building Commissioner Dan Russell, <br />Planner James Aspery, Administrative Assistant Nicole Rambo-Ackerman <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Mackey moved, seconded by Mr. Papotto, to approve the Building & Zoning Board of <br />Appeals minutes of June 5, 2017 as written, uaotion passed 4-0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />17-8847; Rosanne Churbv; 27997 Terraee Drive <br />Representatives: Robert Parken, 20431 Scotchpine Way, Strongsville, OH <br />Proposal consists of a new deck in the rear yard. The property is zoned One Family Residence B. <br />The following vaxiances are requested: <br />1. A 9 ft. variance for rear yard setback; code requires 50 ft., applicant shows 41 ft., Section <br />1135.08(a). <br />2. An 11 ft. 4 in. variance for corner lot setback; code requires 25 ft., applicant shows 13 ft. 8 <br />in., Section 1135.06(b). <br />Mr. Aspery stated that the property is located at the corner of Terrace and Louann Drives. The <br />applicant is requesting a rear yard setback variance of nine feet to allow for the addition of an L- <br />shaped deck to the side and rear of their existing home. The side yard portion of the deck would <br />be set back 13 feet 8 inches from the property line along Louann Drive; code requires a <br />minimum 25-foot side yard setback for a corner lot, requiring a variance of 11 feet 4 inches. The <br />current rear yard setback is 50 feet, whereas the deck addition would reduce this number to 41 <br />feet with spacing. Code requires a rear yard setback of no less than 50 feet. <br />Mr. Parken said the owners would like to stay in North Olmsted but they need to remodel the <br />kitchen. The previous contractor left without completing the work proposed. The existing wood <br />patio would be replaced with a wraparound porch with low-level lighting and would step down <br />to a paver patio. A sliding glass door would lead to the dining room on the east side of the house <br />so the owners can easily entertain guests. The existing sliding door leads out from the rec room <br />near the kitchen, but the proposed door would make it easier to access the outside. There will be <br />a small step from the porch to the deck and additional steps down to the patio. The five-foot by <br />28-foot section on the north side would not have access to the front door. Mr. Papotto clarified <br />that anything added onto the home would require a variance since the home is set at the 50-foot <br />setback.
