BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF FEBRUARY 5, 2018 <br />ROLL CALL <br />Chairman Raig called the meeting to order at 7:02 pm in Council Chambers and led the Pledge <br />of Allegiance. <br />Present: Mike Raig, Eric Allain, Bob Papotto, Ralph Mackey <br />Staff: Law Director Michael Gareau, Jr., Assistant Building Commissioner Dan Russell, Planner <br />James Aspery, Administrative Assistant Nicole Rambo-Ackerman <br />BOARD ORGANIZATION <br />Mr. Mackey moved, seconded.by Mr. Allain, to elect Mr. Raig as Chair, motion passed 4-0. <br />Mr. Papotto moved, seconded by Mr. Mackey, to elect Mr. Allain as Vice Chair, motion <br />passed 4-0. <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Allain motioned, seconded by Mr. Papotto, to approve the Building and Zoning Board <br />of Appeals minutes of January 8, 2018, motion approved 3-0, Mr. Raig abstained. <br />RESIDENTIAL APPEALS AND REQUESTS <br />18-10462; Dean Zunno; 25081 Arlington Lane <br />Representatives: Michael Armagno, Patio Enclosures <br />Proposal consists of an addition in the rear yard. The property is zoned C-One Family Residence <br />District. The following variances are requested: <br />1. A 99 sq. ft. variance for maximum lot coverage for the principal structure; code permits <br />1,925 sq. ft., applicant shows 2,024 sq. ft., Section 1135.05(b). <br />2. A 2 ft. variance for rear yard setback; code requires 50 ft., applicant shows 48 ft., Section <br />1135.06(d). - <br />Great Day Improvements, listed as the applicant, owns Patio Enclosures. Mr. Armagno stated <br />that the applicant is on a cul-de-sac making the lot pie shaped affecting the measurements. He <br />believed the project would beautify the neighborhood and increase property value. Mr. Raig <br />ensured that the setback was being measured from the correct spot, Mr. Russell took <br />measurements off of what was provided by the applicant. Mr. Allain believed the variance <br />request is justified due to the shape of the lot. Mr. Mackey believed 48 feet seemed to be a valid <br />measurement since it would be in line with the center of the cul-de-sac and the home. <br />Mr. Allain moved, seconded by Mr. Mackey, to grant the following variances for an <br />addition in the rear yard for 18-10462; Dean Zunno; 25081 Arlington Lane:
