Spalding advised that fhe arder of the docket would be changed and communications would <br />be addressed after New Business. <br />IIg. OI.D BIUSINESS: <br />eArbor Hames, LLC PP# 234-23-010 and 234 23-013 Stearns Road: (WIRD 3) <br />`I'fie proposal is to create a major subd'zvision by splitting existing Permanent Parcel Numbers <br />234-23-010 and 234-23-013 (5.6468 acres) into ttwelve single family parcels fronting on a siXty- <br />foot wide cul-de-sac stree$ dedicatesi to the City of Norlh Olmsted. A proposal to split and <br />consolidate the existing two parcels was approved by Planning Gommission on March 22, 2005. <br />The proposed parceis will vary in size froraa 0.264 acres (11,499.02 square feet) to 0.5489 aere <br />(23,9 10.86 square feet). T'he location is on the easf side of SteariLs Road and approxirnately 500 <br />feet south of Intersta.te, 480. Zoning is B, Residence, Single. <br />The existing parcels conform to the area, width and depth requirements of the Zoning Code. The <br />proposed parcels will conform to the area, width and depth requirements of the Zoning Code. <br />Note: Planning Commission tabled tlie proposal on 05-10-05 and 06-14-05. <br />Planriing I3irector Wenger reported that at the 7une 14, 2005; Plannuag Commission meeting <br />revised plans addressed: • The detention basin va?as gnodified to spread the impact of the basin areas over more area. <br />• The plan indicated areas where trees were to be preserved. , <br />• Evergreen buffering and mounding was ad.ded for the adjacent home to the north to lesson the <br />impact. <br />• The footprints showed attached garages deanonstrating how the units could be constructed to <br />meet building and zoning codes. <br />However, the praposal was tabled with the recommendation that the applicants submit a tree <br />siuvey of tlie site and resolve storm water deterition issues with the Engineering Depaztment. <br />A tree survey calling out the approxianate number of Yrees to be saved and removed by tree <br />species and general location was submitted: Additionally, the ecige of the detention basin was <br />shifted so that there wolzld be a 25 foot distance between the basin and ditch as the engineer
