BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF IrTOVEMBER 12, 2009 <br />ROLL CALL <br />Mrs. Diver called the meeting to order at 7:30 p.m. in Council Chambers. <br />Present: Maureen Diver, Nancy Sergi, Alfredo Lopez, Jennifer Rudolph <br />Absent: Laura Bellido <br />Staff: Assistant Law Director Bryan O'Malley, Building Commissioner Dale Mitchell, Clerlc <br />of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Ms. Rudolph moved, seconded by Mrs. Sergi, to approve the October 1, 2009 Board of <br />Zoning Appeals minutes which was unanimously approved 4-0. <br />RESIDENTIAL APPEALS ANI) REQUESTS <br />John & Mary Reape; 4517 Clam Road: <br />Request for variance, proposal consists of an addition to the existing detached garage. Existing <br />detached garage is approximately 528 sq. ft. with a rear outbuilding approximately 140 sq. ft. <br />which will be removed for the proposed 972 sq. ft. addition. <br />1. A 690 square foot variance for a detached private garage floor area; code permits 750 sq. ft., <br />applicant shows 1,440 sq. ft. <br />2. A height variance for detached garage; code permits 15 ft., applicant shows no elevation. <br />Violation of Section 1135.02(c)(1). Note: No construction documents were included in the <br />submittal therefore it is assumed the roof height will exceed 15 feet. <br />Mr. and Mrs. Reape were sworn in. Mr. Reape said they would like a 24' by 38' garage addition <br />to accommodate their RV and lawn equipment. The addition would not be seen from the front of <br />the house or by neighbors as it is attached to the back of the existing garage and would be <br />replacing the existing addition. The addition will blend into the existing garage as all building <br />materials will be the same. The character of the neighborhood will not be affected nor would <br />governmental services. The spirit of the zoning code would be upheld granting the variances as <br />the only other option is to erect an accessory building which they believe would alter the <br />character of the neighborhood. Ms. Rudolph questioned the height of the addition and Mr. <br />Reape said the existing garage is 14' 10" from floor to the peak of existing roof. Mr. Mitchell <br />said viewing the newly submitted elevations the proposed height does not require a variance <br />therefore the height variance can be eliminated. Mr. Reape said a new concrete drive would also <br />be installed. Ms. Rudolph questioned the rear bloclc building and Mr. Reape said the block <br />building would be demolished once the garage is finished and become an open covered pavilion. <br />Mrs. Sergi questioned why such a large addition and Mr. Reape said the size is to allow storage <br />of a riding mower, cars, and items from the block building. Mrs. Reape said that they want to be <br />able to store their personal belongings indoors so they are secured. Mr. Reape said an existing 7 <br />foot sliding door would remain for interior access.
