BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES OF NOVEMBER 4, 2010 <br />ROLL CALL <br />Ms. Sergi called the meeting to order at 7:32 p.m. in Council Chambers. <br />Present: Nancy Sergi, Maureen Diver, Jennifer Rudolph, Laura Bellido, Alfredo Lopez <br />Staff: Law Director Michael Gareau Jr., Building Commissioner Dale Mitchell, Clerk of <br />Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Lopez moved, seconded by Mrs. Diver, to approve the minutes of October 14, 2010 <br />which was approved 5-0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />Matthew Staicar; 4316 Coe Ave: <br />Request for variance. Proposal consists of a shed; the following variance is requested: <br />A 20 square foot variance for a shed larger than allowed; code permits 80 sq ft, applicant shows <br />100 sq ft, section 1135.02 (d 1). <br />Mr. Stajcar was sworn in. He said he would lilce to replace the existing shed and needs a shed <br />which is a little larger than an 8' x 8' shed. He would like to have a 10' x 10' shed and would <br />place it to code in the same area. A photo was submitted showing the existing shed and location. <br />Mr. Mitchell said if the existing shed is removed and the new placement meets all setbacks then <br />he has no objections to the request. Mr. Stajcar said the new shed will meet all setback <br />requirements and will be 8 feet high at mid gable. Board members had no objections. <br />Ms. Rudolph moved, seconded by Mrs. Bellido, to grant Matthew 5tajcar of 4316 Coe Ave <br />a 20 square foot variance for a shed larger than allowed; code permits 80 sq ft, applicant <br />shows 100 sq ft, section 1135.02(d)(1), which was approved 5-0. <br />Julie Laiko; 3974 Winton Park Drive: <br />Request for variance. Proposal consists of an addition; the following variance is requested: <br />A 9.3 foot rear yard variance for a residence too close to the rear property line; code requires 50 <br />ft, applicant shows 40.7 ft, section 1135.08(a). <br />Ms. Lajko was sworn in. Ms. Lajko said the addition is needed to have an additional bedroom as <br />she is getting married and combining two families. The master bedroom would be 14' x 24' and <br />be off the back of the home. She submitted a document with her neighbor's signatures stating <br />they had no objections to the request and photos of the existing home. Mr. Mitchell said the <br />applicant has been making improvements to the home; however the addition will place the lot <br />very close to the maximum 20% lot coverage. He does not object to an addition however it <br />should be designed closer to code as it will diminish the size of the backyard. The five foot rear
