ROLL CALL: Chairman Tallon called the meeting to order at 7:40 P.M. <br />Present: R. Tallon; T. Brennan; D. Cameron-Alston; R. Koeth; and W. Spaulding. _ <br />Absent: K. O'Rourke and S. Asseff- . <br />Also Present: Assistant Law Director Dubelko; City Engineer Deichma.un; Assistant Building <br />Commissioner Rymarczyk; Clerk of Commissions Cornish; and Assistant Clerk of Commissions <br />Rote. <br />II. REVIEW AND CORRECTION OF MIlVUTES: <br />R Tallon motioned to approve the minutes of July 28, 4998, seconded by T. Brennan. Roll call <br />on motion: Tallon, yes; Brennan, yes; Cameron-Alston, abstained; Koeth, yes; and Spaulding, <br />yes. The July 28, 1998 minutes were approved as written. <br />R. Tallon motioned to approve the minutes of September 8, 1998, seconded by W. Spauld.ing and <br />u.nanimously approved. The September 8, 1998 minutes were approved as written. <br />DI. BUII.,DING DEPARTMENT REQUESTS: <br />1) J. C. Hair Design Plus, 28813 Lorain Road: <br />Proposal consists of converting an existing one-story garage to retail use and adding a 1439 <br />square foot addition to the converted garage. Variances will be required. <br />Mr. Cristou, owner of the properiy, presented the proposal and advised the intention is to <br />maintain the existing home as residential, but convert and expand the existing garage for retail <br />use as J.C. Hair Design Plus. Assistant Building Commissioner Rymarczyk noted the following <br />variances would be required: 1) To use a residential dwelling without having a private garage; <br />2) a 5' variance for the rear set back of the building; 3) a 5' variance for the west side yard set <br />back for parking area; 4) approximately 2'6" variance for the front set back of the building; 5) an <br />8' variance for the front set back for parking and 6) a 25' radius at the apron. He noted an <br />additional variance that may be required is for the number of parking spaces but this could not be <br />accurately determined without having a layout of the building. Mr. Rymarczyk questioned if <br />there are intentions for signage. Mr. Cristou advised he would like to have a sign and requested <br />the requirements for a sign. Mr. Rymarczyk advised if the building would be 42 feet wide it <br />could accommodate a build.ing sign that is 42 square feet. He noted if there are intentions for a <br />free standing sign near the road variances may be required depending upon the proposed <br />location. Mr. Cristou stated there is a triangular piece of property owned by Hennie Homes <br />which they are attempting to get permission to expand upon the landscaping and erect a.siga. He <br />noted there is a significant drop from the Hennie Homes Property and admitted a change: m-grade <br />may be needed to make his sign visible from the street. Mr. Cristou further noted Hennie Homes <br />did not reject a proposal to expand the landscaping. Mr. Brennan questioned if there were two <br />properties as the site plan is identifying `Parcel A" and "2'arcel B." Mr. Cristou stazed he <br />provided the architect (Mr. Mongello) with the blue print he received upon purchasing the
